Real estate experts predict that Future City 4.0 will elevate the city of Hyderabad to a whole new level. The real estate sector, which has been slow in recent times, is expected to gain momentum with the commencement of Future City construction. The Congress government is preparing plans with a firm resolve to take Hyderabad to the next level. Chief Minister Revanth Reddy is particularly determined and has a clear vision for the development of Future City 4.0. This is why the state government is focusing on making Telangana not just a leader within the country, but a global development hub.
The Revanth government is moving forward with a well-structured plan to create Future City 4.0, tailored to meet the needs of the modern world. Telangana is divided into three rings: the first is the core urban area of Hyderabad, the second is the semi-urban area between the Outer Ring Road and the Regional Ring Road, and the third is the rural Telangana outside the Regional Ring Road. The CM has stated that they plan to develop some of the best villages in Asia in this region with all modern amenities.
The Telangana government is focused on providing the necessary infrastructure, permissions, and services required for investors in Future City. The plan includes setting up prestigious government institutions like Young India Skill University and Artificial Intelligence City, alongside international giants such as Cognizant. The government also aims to create more employment and business opportunities for the youth of Telangana.
Revanth Reddy announced that the Future City will be developed across approximately 4,000 acres in Mutcherla, Rangareddy district. The plans include establishing health and sports hubs, as well as integrating the city with the metro system. The master plan is being prepared to ensure that all sectors, from agriculture to artificial intelligence, will be represented in this new city. The government is also focusing on creating industries that will offer medical services and employment, along with sports clusters such as cricket stadiums and golf courses. Already, nearly 20,000 acres have been acquired for Pharma City and are being developed in various zones.
The government plans to accommodate IT hubs, sports fields, hospitals, educational institutions, tourism, and entertainment in the Future City. However, as soon as the announcement of Future City was made, some realtors, agents, and landowners, particularly in the Maheshwaram, Ibrahimpatnam, and Kalvakurthi constituencies, have started inflating land prices. The master plan for the city is expected to take about a year to a year and a half to complete. Once construction begins and finishes, another election will take place. If landowners continue to raise prices without any regard for these developments, it could become problematic. Everyone should recognize that simply raising prices doesn’t equate to real growth in the area.
