Rising Land Prices in the Future City Surroundings
Real estate experts are optimistic that the ambitious Future City 4.0 project will elevate Hyderabad to new heights. Following a period of stagnation in the real estate sector, the commencement of the Future City construction is expected to inject much-needed momentum into the market. The Congress government, under the leadership of Chief Minister Revanth Reddy, is preparing plans with a clear vision and a firm commitment to taking Hyderabad to a global level. The Chief Minister’s firm resolve is evident in his vision for Future City 4.0, which will incorporate the most advanced infrastructure and modern amenities that meet the demands of the future. The Telangana government has outlined a comprehensive action plan to build the Future City with cutting-edge facilities to support a rapidly changing world. The government is focusing on transforming the urban landscape and fostering an environment conducive to growth, innovation, and sustainability. The development of Future City 4.0 is expected to be a key driver in positioning Telangana on the global stage, creating an economic hub that attracts international investment and talent.
To facilitate this vision, the Telangana government has strategically divided the state into three development zones. The first zone includes the Core Urban Area (Hyderabad city), the second encompasses the Semi-Urban Area situated between the Outer Ring Road and Regional Ring Road, while the third is Rural Telangana, located outside the Regional Ring Road. The government aims to develop rural areas with state-of-the-art infrastructure, including the creation of Asia’s finest villages equipped with modern amenities. The Chief Minister has emphasized that these rural developments will play a significant role in the overall growth of the state.
In the Future City, the government is planning to establish all the necessary infrastructure and permissions required to attract investors. Plans are already in motion to establish prestigious institutions like the Young India Skill University and an Artificial Intelligence City. Along with these, global companies like Cognizant are expected to set up operations in the city, bringing with them numerous job opportunities, particularly for the youth. Chief Minister Revanth Reddy announced in the Assembly that the government plans to build a Future City on approximately 4,000 acres of land in Mucharla, located in Ranga Reddy district. The city will be designed with integrated hubs for health and sports, and the development plans include connectivity with the metro system. The master plan for the city aims to include sectors ranging from agriculture to artificial intelligence, ensuring a broad spectrum of industries and services. The government is planning to establish industries offering employment opportunities, as well as sports clusters, such as a cricket stadium and a golf course. Additionally, Mucharla will have medical services, industries, and employment opportunities within its framework.
The government is also focusing on the development of around 20,000 acres acquired for the Pharma City in this region, with plans to divide the land into different zones for future development. The Telangana government is ensuring that there will be provisions for IT hubs, sports fields, hospitals, educational institutions, tourism, and entertainment in the new city, providing a complete urban environment.
With the Telangana government’s announcement of the new Future City in Mucharla, land prices in the surrounding areas have started increasing steadily. Real estate expansion beyond the Outer Ring Road has already begun, and now, with the announcement of Mucharla as the site for the future city, property prices are soaring, say real estate experts. In particular, land in areas like Maheshwaram, Ibrahimpatnam, and Kalvakurthi constituencies is seeing a significant rise in value.
Areas close to Mucharla, such as Dasarlapally, Kadthal, Nedunur, Kandukur, Mirkhanpet, Tummalur, Maheshwaram, Gudur, Panjaguda, Nagireddyguda, and Maktha Madharam are experiencing an increase in land prices. According to real estate experts, land prices in the areas surrounding Mucharla have increased by 20 to 30 percent after the announcement of Future City. For instance, land in Kandukur Mandal, which was previously priced at Rs 1.5 crore per acre, is now being sold at Rs 1.8 crore per acre, and experts predict further price hikes in the future.
In the Kadthal Mandal, land prices have seen a significant rise after the announcement of the Future City. Previously, the price for 1 acre was around Rs 1.2 crore, but now it has increased to approximately Rs 1.5 crore. Land prices have gradually risen in areas such as Maheshwaram, Kandukur, Kadthal, Amanaghal, and Yacharam mandals following the Future City announcement. In Amanaghal Mandal, the price of 1 acre of land was around Rs 1 crore until recently, but it has now increased to between Rs 1.2 crore and Rs 1.5 crore, depending on the location. Notably, there is a huge demand for land near the Srisailam Highway, with prices in these areas going up to Rs 3 crore per acre. Many real estate construction companies are purchasing large tracts of land in these areas. Plans are already underway to begin large-scale residential and commercial developments in the Future City region in the coming years.
The demand for residential plots in these mandals has also increased. In Kandukur Mandal, near Mucharla, the price of land in real estate ventures has risen from Rs 8,000 per square yard to Rs 10,000–12,000 per square yard following the Future City announcement. In ventures closer to the Srisailam Highway, prices have gone up to Rs 20,000 per square yard. The demand for residential plots has also increased in areas like Kadthal, Amanaghal, Ibrahimpatnam, and Kandukur. Real estate experts believe that with the commencement of the Future City 4.0 construction, the Hyderabad real estate market will gain momentum. The establishment of the Future City is expected to boost the real estate sector by offering significant employment opportunities, as well as facilitating the construction of residential, commercial, logistics, warehousing, and entertainment hubs. This, in turn, will speed up the growth of the real estate industry.
