Building societies in a helpless state

Land rates have increased since 2018 in Hyderabad. Extreme propaganda was advocated that ‘if you don’t buy now, you can never buy again’.. promotions that a miracle will happen in Bhagyanagar. Kokapet HMDA auction under current dealings: permissions granted illegally, loss of crores of rupees to the government.
On the other hand, in UDS sales and prelaunches, Telangana people’s money is being stolen by realtors from neighbouring states. Builders of construction societies are making pre-launches. Some realtors are shutting down shops and escaping with the money they collected; some more are in the queue.
After all this, the Congress government should clean up the polluted construction sector. CM Revanth Reddy should take special care of this. The effect of frauds in the Hyderabad real estate sector in the last five years is currently being felt by the Revanth government. Therefore, Telangana Chief Minister Revanth Reddy should take action and save the sector and themselves.
Since 2018, there has been a different atmosphere in Hyderabad realty. The number of developers doing real estate business with people’s money has increased. Landlords, agents, and other professionals have entered the real estate world. People from neighbouring states came to the city and started UDS and pre-launches. Buyback schemes have been started. In the name of commercial and retail places promising to give rent every month, crores of rupees have been collected. All of them have only one purpose: to collect money from people in some way. Whether they develop the layout or not, their agenda is to collect money by advertising at low rates.
Some developers made advertisements about UDS and pre-launches; after collecting crores of rupees and not knowing what to do with that money, they plotted schemes against one another and filed cases against each other. For such people, the previous government’s support was extreme. The original UDS and pre-launch fraudsters would have had the support of someone in the government. At the same time, there were special contacts with the office of the CMO. That’s why, no matter what they do, no matter how many people complain, the police take a step back to register cases. However, when the Revanth government came to power, the situation suddenly changed. As a result, each one is slowly begging the people and slowly moving away from their commitments.
Role of construction societies?
Even before the advent of Telangana, some seniors in the construction societies used to focus on the real problems faced by the developers. They used to discuss with the government and explain the seriousness of the problem so that the officials could understand and solve many problems. This was the situation in the early days of Telangana State. However, it must be said that in the past few years, the construction societies have paid little attention to solving the problems faced by this sector. Due to being in touch with government officials, there was no opportunity to talk about the problems of the builders. As a result, Hyderabad’s construction sector did not benefit much. Even today, small builders in the city continue to face problems. They are waiting with the hope that their problems will be solved, at least by the new government.
Failure to control pre-launches
Some seniors in construction societies exercised self-control. No matter what anyone says, no matter what the buyers themselves ask, pre-launches are not done. For them, it didn’t matter if they were lagging in business. But other members of the community sold the flats in pre-launches without paying attention to the basic principle. If they don’t do this, they will be left behind in the business; they have taken money from the people. Now the builders in every construction society are divided into two types. On one side are those who do prelaunches; on the other side are those who don’t do them. The construction unions have also completely failed to control them. It would have been better if they had been prevented in the beginning. But, for some reason, this topic was not given much attention. Even those who have not built apartments in the past are extorting money from innocent people by advertising about flats in the pre-launch on social media. It should be noted that, in recent times, they are the majority of those who fool the public by looting their money and running away.
Building societies cannot control those who do prelaunches. They cannot point fingers and announce that certain projects are being sold illegally. Because all the illegal selling is done by friends whom they know. So, the government should take this issue seriously and clean up the polluted construction sector completely. Most of the developers want to deal with some strictness for this.
