Kokapet, once relatively unknown, has become a major real estate hub in Hyderabad, with property prices soaring by 89% from 2020 to 2024. According to Anarock, Kokapet ranks second in price growth among major Indian cities. The average price per square foot in Kokapet has risen from Rs 4,765 in 2019 to Rs 8,600 in early 2024.
Bengaluru’s Bagalur and Whitefield lead the price increases, with Bagalur up 90% (from Rs 4,300 to Rs 8,151) and Whitefield up 80% (reaching Rs 8,600). Delhi’s Dwarka Expressway saw a 79% increase, Bengaluru’s Sarjapur Road a 58% increase, and Hyderabad’s Bachupally and Tellapur saw increases of 57% and 53%, respectively. Other notable areas with significant price increases include Mumbai’s Panvel (50%), New Gurgaon (48%), and Mumbai’s Dombivli (40%). Rapid infrastructure development is driving demand in Bengaluru’s Whitefield and Sarjapur Road.
