At a time the prices of building materials are soaring high, the AV Infracon Pvt Limited has been making offers to sell a 1050-sft 2BHK flat at Rs 25.50 lakh as part of the project pre-launch offer. Similarly, it offers to sell a 3BHK flat with a plinth area of 1500 sft at Rs 37.5 lakh per unit. It is making an appeal to prospective buyers to come forward and acquire a flat with world class amenities and standards in the Breeze Heights Luxury Apartments and offering to make spot registration of the flat and providing 75 per cent of the cost of the flat towards bank loan.
It is making a promise to handover the flat within two years of securing permissions from the RERA and the HMD. It embarked on a publicity blitzkrieg in this regard. In fact, it is advisable not to buy properties in such projects in the pre-launch offers because they did not have the RERA approval.
In spite of the RERA and real estate experts warning the prospective buyers of not to invest their hard earned money in such projects that have no statutory approvals to avoid burning their fingers, such pre-launch sales seems to be going on unchecked. Publicity should not be given to the unapproved projects attracting customers, let alone selling the units in such projects. The watchword is let the buyer beware holds good here forever. At the same time, the YouTube channels that advertise such projects should be checked. In fact, the RERA should serve notices on YouTube channels.
