Consequently, JLL, a real estate consultancy, has highlighted the need for 10 million square feet of additional space. This is because the increasing demand for data centers is attracting investments worth $5.7 billion in the real estate sector.

Currently, there’s a surge in demand for artificial intelligence. This has led to an increase in demand for data centers. Between 2024 and 2026, the country is estimated to need between 650-800 megawatts of capacity for data centers. JLL has provided this information in their report. Cloud service providers (CSPs) have utilized data centers to cater to the rising demand for data processing, internet accessibility, and computing power. Additionally, CSPs have announced significant investments to enhance AI-driven growth.

In the second half of 2022, data centers with a capacity of 72 megawatts were operational. By the second half of 2023, this capacity had increased to 81 megawatts, marking a growth of 12 percent. However, CSPs slowed down their investments in 2023 after some initial momentum. This slowdown is attributed to the increasing adoption of digital consumption models. The data center sector in the country has expanded from 350 megawatts in 2019 to 854 megawatts in 2023, in line with the growing demand for digital consumption patterns.
