Real Estate Guru, Mahabubnagar : Weekend villas and farm houses, are in a vogue in Hyderabad and its surrounding areas due to the Covid-19 pandemic. With no power cuts and improved broadband services across Telangana, a large number of people are now inclined to purchase a farm land and build a farm house even if it requires them to travel far away from Hyderabad. But people are now keen to purchase litigation free lands with eligibility to receive Rythu Bandhu and Rythu Bima. They are also preferring the lands with new pattadar passbooks. One can find suitable farm lands at about 100 km from Hyderabad beyond Shamshabad along the Hyderabad-Bengaluru highway. So how much land is for sale in these areas and for what price? According to a survey conducted by Real Estate Guru, IT professionals and NRIs are looking for a land with clear title for obvious reasons. Priority is being given to the lands which are closer to the national highway. Basically, they want cars and other vehicles to be able to reach the farm land easily. Further, the lands in the vicinity of the proposed Regional Ring Road are the much sought-after. Recently, MUDA (Mahabubnagar Urban Development Authority) was formed with 12 mandals of Mahabubnagar district, due to which land prices have also shot up significantly.
Construction of villas between Shamshabad-Kottur and Shamshabad-Shadnagar is already in full swing. This culture has also spread to Balanagar, Rajapur, Nawabpet, Jadcherla and Bhoothpur mandals of Mahabubnagar district. Shamshabad International Airport is located at a distance of just 67 km from Jadcherla. Balanagar is 46 km, Rajapur 57 km, Bhoothpur 79 km and Munnanur Toll Plaza (via Talakondapalli) 78 km.
Express trains stop at Mahabubnagar and Jadcherla, while local trains halt at Divitipally, Gollapally, Rajapur and Balanagar. Currently, doubling and electrification of the railway line from Mahabubnagar to Secunderabad has been completed. MMTS trains are already available from Secunderabad to Falaknuma to Undanagar (Shamshabad). Plans are afoot for massive extension/expansion of services from Hyderabad to Mahabubnagar through new MMTS trains, more local trains and Intercity Express trains. This will reduce the train travel time from Mahabubnagar and Jadcherla to Kachiguda by nearly 50 minutes i.e. from two hours to around an hour. Kachiguda can be reached in just over an hour from Jadcherla.
The Central government had recently completed a survey for establishment of an airport near Mahabubnagar under its UDAAN scheme. A four-lane highway is under construction from Bellary to Kodada via Raichur, Makthal, Mahabubnagar, Jadcherla and Kalwakurti. Highway works are expected to begin soon from Mahabubnagar to Chincholi in Karnataka via Kosgi, Kodangal, Tandur and Vikarabad. Another highway also has been proposed from Palamur to Amrabad via Bhootpur, Nagar Kurnool and Achanpeta. The road and air connectivity is excellent to these farm lands.
Large reservoirs at Karivena and Udandapur, which are being constructed near the proposed farm lands as part of the Palamuru-Rangareddy Lift Irrigation Scheme, will be available soon. This will result in a massive rise in groundwater tables and there will be no water shortage. On the other hand, as both the reservoirs are close to NH-44, the government has already prepared proposals for development of these spots into tourist attractions. As a result, the land prices have skyrocketed along the National Highway 44, connecting Hyderabad and Bengaluru. An acre land near the highway is said to be worth Rs 2 to Rs 6 crore. The farm lands located at Modampally which is about 12 km distance from Balanagar mandal headquarters and 60 km from Shamshabad, is now costing Rs 65 lakh per acre.
Similarly, land is available near Rangareddyguda which is at a distance of 9 km from Balanagar mandal headquarters (NH-44) and only 57 km to Shamshabad. It is priced around Rs 55 lakh per acre.
There is a 26-acre agricultural land on the Ranipeta-Ayyavaripalli road just 4 km from the NH 165 toll gate located between Jadcherla and Kalvakurthi. The property has four borewells, one shed and fencing. An acre land is being sold for Rs 45 lakh. It is located at a distance of 85 km from Shamshabad.
A few farm lands admeasuring 10-25 acres in the same area and with similar facilities are priced at Rs 42 lakh.
One can purchase even 50 acres at just 4 km away from Rajapur mandal headquarters (NH-44). The price here is said to be around Rs 45 to 50 lakh per acre. It is just 57 km distance from Shamshabad. The farm lands near Raghavapur village, 10 km from Balanagar mandal headquarters (NH 44), is costing at around Rs 68 to 70 lakh per acre. This location is just 58 km from Shamshabad.
One can find 10-25 acres land in villages like Maddigatla which is 13-15 km from Bhoothpur mandal headquarters (NH-44). The lands are priced at around Rs 26 to 30 lakh per acre. Land is also available at about 15 km distance from Bhoothpur within the ayacut of Karivena reservoir and 91 km away from Shamshabad. The land cost starts from Rs 26 lakh per acre. Just 10 km from the Rajapur mandal headquarters (NH-44), land is available in parcels of 10-25 acres at a rate of Rs 50 lakh per acre. The place is located at a distance of 64 km from Shamshabad. Thus, you can reach Shamshabad within an hour.
