Another key discussion took place in the Telangana Cabinet meeting. The government is preparing to raise Rs 5,000 to Rs 10,000 crores through land sales over the next two to three months. As part of this, they have decided to resume land auctions in Hyderabad.

HMDA aims to generate Rs 5,000 crores this time, and an additional Rs 5,000 crores through the sale of housing lands. So far, HMDA has plots ready for sale in areas like Kokapet and Uppal Bhagath. The Cabinet has also approved auctioning 1,250 plots currently available for sale within the Housing Board’s jurisdiction.

As part of the land sales, in the first phase, the remaining plots in areas where there was strong buyer interest during previous auctions will be put up for auction. After selling these, plots in other areas will be auctioned in the second and third phases.

During the earlier auctions in the first phase, land sales in areas like Turkayamjal, Uppal Bhagath, Kokapet Neopolis, and Inmulnarva generated revenue of Rs 1,000 crores for the then government. Therefore, as part of the first phase now, plots in these areas will be auctioned first.

In Kokapet, alongside buyers from abroad, many construction companies and real estate firms from across the country competed to purchase land. A similar level of response is expected this time as well. Good buyer interest was also seen in Uppal Bhagath, where plots were sold in two phases.

After the completion of the first phase, auctions for land in another ten areas are planned in the second and third phases. HMDA acquired land from farmers in four areas: Kokapet, Uppal Bhagath, Turkayamjal, and Inmulnarva. Of the land collected, 60% of the plots were allocated to the farmers, while the remaining 40% belonged to HMDA.

HMDA currently has a total of 1,141 plots, of which 696 were allotted to farmers. Out of the remaining plots, 59 have been sold so far, and 385 plots are ready for sale. These plots will soon be put up for auction.

Thousands of crores from 1,250 plots

The State Housing Board is preparing to auction its dispute-free plots under its jurisdiction. Officials have prepared details of these plots identified across all districts. The government plans to issue a notification soon and expects to generate significant revenue through this auction.

Plots located not only in Hyderabad but also in district centres such as Jogulamba Gadwal, Jadcherla, and others will be auctioned. Among the identified plots, there are no court disputes or legal cases, and some are located in commercial areas. There are a total of 1,250 plots spanning approximately 322,000 square yards, according to officials.

Notably, over 250 plots are located in Khaitalapur near Kukatpally, Hyderabad. These plots are expected to have high market value.

The Housing Board owns hundreds of acres of land and plots worth thousands of crores across the state. These lands are predominantly located in Hyderabad, Rangareddy, as well as Mahbubnagar, Medak, and Nalgonda districts. To protect these properties from encroachment, the Housing Board has taken several measures. They are constructing walls, fencing, and installing CCTV cameras around the plots. Additionally, boards are being put up to clearly mark these lands as Housing Board properties.

Through these actions, the government aims not only to safeguard public assets but also to boost public welfare schemes like Indiramma by raising funds through auctions. Reliable sources say that a detailed discussion on land sales was held in the Cabinet meeting on Thursday. This comes at a crucial time, as funds are urgently needed for the Indiramma housing scheme, as well as several projects under the Greater Hyderabad Municipal Corporation and HMDA jurisdictions.

Following the review, the government is said to have approved the sale of these lands.
