Having a Home in a Good Area in Hyderabad Was Once Enough… Now, It’s All About Villas in the Suburbs.

Owning a home or apartment in the city is no longer sufficient for many. The latest trend is to own a villa in the outskirts of Hyderabad, even if they already have a home in the city. Many city residents now desire a villa in the suburbs. For some, if owning both a city home and a suburban villa is not feasible, they are selling their city homes to purchase a villa in the outskirts. Previously, people preferred to live close to their workplaces, building or buying homes in convenient locations. However, preferences are changing over time. Post-COVID-19, people are reassessing their living situations, leading to a growing interest in suburban villas. Not only are city residents looking for villas in the suburbs, but those with the means are also purchasing both city homes and suburban villas.

Some people are buying villas in the suburbs as second homes, while others are selling their city apartments in high-rise buildings to purchase villas in the outskirts. Villa projects in the suburbs are well-equipped with all necessary amenities, and the presence of personal vehicles makes the distance less of an issue. Many people prefer the peaceful environment of the suburbs for their weekends. Some are even moving entirely to suburban villas. This has led to an unprecedented demand for villas in the suburbs. Contemporary construction that matches the modern lifestyle is attracting many to invest in villas. Those with the financial means are purchasing suburban villas without delay.

The Outer Ring Road’s improved connectivity between Hyderabad city and the suburbs is increasing interest in suburban villas. Most people buying villas own their own cars, allowing them to reach various destinations quickly. Additionally, the expansion of infrastructure in key suburban areas contributes to this trend. Previously, people had to travel to the city for multiplexes and shopping, but now, restaurants, hospitals, and multiplexes are becoming available in the suburbs as well. With the Outer Ring Road providing easy access, these amenities are within minutes’ reach, making suburban villa projects highly attractive. As a result, a significant number of villas are currently under construction near the Outer Ring Road.

Villas are being constructed on plots ranging from 120 to over 500 square yards. These villas are predominantly available both inside and outside the Outer Ring Road. They are built across G+1 and G+2 floors. The prices of triple and four-bedroom villas vary depending on the area and extent of the plot. Real estate companies are offering both luxury projects and budget-friendly villas. As a result, more people are showing interest in purchasing villas compared to the past. Even middle-class residents are selling their old homes and plots to buy new villas.

n In Kollur, Radhey Construction India is developing the Radhey Raaga villa project, offering villas ranging from 3,778 to 4,596 square feet, with prices between Rs 5.9 crore and Rs 7.18 crore.

On the Srisailam Highway, Geethika Developers’ Geethika Ensconsia project features villas available for approximately ₹3.5 crores.

In Beeramguda, Praneeth Pranav’s Knightwood project has triple-bedroom villas priced at Rs 1.91 crores and four-bedroom villas at Rs 2.52 crores.

Near Shamshabad, Casa Grande Builders’ Casa Grande Hanford project in Mamidipally offers villas priced at Rs 2.9 crores.

n On the Sagar Highway, APR Projects’ APR Praveens Golden Leaf offers three- and four-bedroom villas priced between Rs 1.33 crores and Rs 2.46 crores.

In Kandi, a bit further from the city, SARK North Town Homes provides villas at accessible prices starting from Rs 75 lakhs.

In Gagillapur, Praneeth Group’s Praneeth Pranav Grove Park project features villas ranging from Rs 1.57 crores to Rs 3.29 crores.

Vertex Homes’ Vertex Kingston Park project in Gachibowli has four- and five-bedroom villas priced between Rs 8.24 crores and Rs 11.74 crores.

Near Srisailam Highway, in Raviryala, SARK Projects’ SARK South Meadows offers villas at Rs 1.8 crores. Across the city, numerous villa projects range in price from Rs 75 lakhs to Rs 20 crores.
