A Regional Ring Road is being established in Telangana, connecting several districts over a stretch of 347 kilometres outside the Outer Ring Road. The Telangana government believes that the Regional Ring Road project will be a game-changer, transforming the state’s landscape. The Revanth government has set a target to complete the construction of the Regional Ring Road in three years. As part of this project, a major junction near Kandi is expected to significantly boost the real estate sector in the area.
The Regional Ring Road project is designed to include a total of 12 interchanges, which will connect with national and state highways. These interchanges will feature large junctions, and the surrounding areas are expected to experience substantial real estate growth. One of the key interchanges will be near Kandi, along the Hyderabad-Mumbai National Highway. Officials say that significant infrastructure will be developed around the Kandi interchange, contributing to further industrial growth in the area. With the development of the Regional Ring Road and the new junction near Kandi, the region is poised for even more growth, following the industrial development already seen from Patancheru to Zaheerabad.
The land acquisition work for the Regional Ring Road near Kandi, along the Mumbai National Highway, is 90% complete. Until recently, the land price between Kandi and Sangareddy, facing the National Highway, ranged from Rs 2 crore to Rs 2.5 crore per acre. However, with the upcoming establishment of the Regional Ring Road junction, the price has increased to Rs 2.8 crore to Rs 3 crore per acre. In the radius of 2 to 5 kilometers from the National Highway, land prices range from Rs 1.5 crore to Rs 2 crore per acre. Once the Regional Ring Road construction begins, land prices are expected to rise further.
Real estate ventures have already emerged in areas like Sangareddy, Sadasivapet, Arur, Budhera, and Zaheerabad, near the upcoming RRR junction in Kandi. Now, with the establishment of the Regional Ring Road interchange, real estate companies are making arrangements for larger ventures. Currently, in Kandi’s DCP layout, land prices per square yard range from Rs 18,000 to Rs 35,000, depending on the area. In Sangareddy, which is 5 kilometres away from Kandi, land prices range from Rs 15,000 to Rs 30,000 per square yard. After Kandi and Sangareddy, land in the nearby Sadasivapet DCP layout is priced between Rs 13,000 and Rs 22,000 per square yard, and in Zaheerabad, prices range from Rs 12,000 to Rs 25,000 per square yard.
