A big company from Chennai has ventured into Hyderabad realty market and trying to create a buzz stating that Choutuppal on the Vijayawada highway will become another Gachibowli. Will Vijayawada Highway really be another Gachibowli? When will it happen and how will it happen? Is the company doing such false advertising to sell plots at higher rates in its layout? Just think. Did the State government ever announce that IT companies will be established on the Vijayawada highway? Can you even think how much time it will take for the city to expand and develop up to Choutuppal.
There is nothing wrong in wanting Hyderabad to develop like Singapore or London. One can proudly say that Hyderabad is competing with other international cities. But, people unable to control their laughter when this realty company is campaigning that Choutuppal will become another Gachibowli. Since this Chennai-based company has started a venture in Choutuppal, it has this advertisement to sell plots in it. As many people know that IT companies are coming up in and around Uppal and Pocharam but not on the Vijayawada highway, they are questioning why this false advertisement is being done if not but to cheat customers.
The Telangana government is determined to decentralise development of IT and ITES companies in different parts of Hyderabad. Accordingly, Minister KT Rama Rao launched the Look East Policy and several IT companies are being encouraged to establish their offices in Uppal and Pocharam. The State government never made any announcements to establish IT parks near Choutuppal. So far, around five IT companies have come forward to establish their offices in Uppal and Nacharam due to the grid policy, while others are showing keen interest to expand their operations here. In all, there are around 1,500 IT firms in and around areas like Madhapur, Kondapur and Gachibowli. Hence, West Hyderabad has developed exceptionally well in the last two decades. But is really possible for Choutuppal or the Vijayawada highway area to ever develop as much as West Hyderabad.
Plot prices in the surrounding areas of Choutuppal are ranging from Rs 6,000 to Rs 8,000 per sq.yard. They are available for even lesser price in some layouts. Rather than going to Choutuppal and shelling out Rs 18,000 per sq.yard, one can get habitable plots at that price in the surrounding areas of Ramoji Film City. So, think realistically and take a wise decision in plot selection. It will take another 10-15 years for Hyderabad city to develop up to Choutuppal. People are advised to take a final decision only after weighing the facts in selection of plots as Choutuppal is very unlikely to develop overnight unless there is an earthshattering development.
