Will a new authority be formed?

A couple of yeras ago some big developers in Delhi exhibited their over enthusiasm and took up illegal sales in their respective projects. Without obtaining any permissions, they sold properties illegally and collected funds for their projects. Further, these funds were diverted to other purposes which in turn triggered fury of buyers and led to protests as well as legal disputes. To end this, the UPA government formulated RERA to streamline the building constructions as per the established norms and the NDA government implemented it.

However, except for States like Maharashtra, Uttar Pradesh and Karnataka, other states are not paying much attention to the RERA Act. Although the Telangana government implemented the RERA in 2018, there has been no concrete action against the UDS and prelaunch sales till date. In Hyderabad, some scamsters started UDS and prelaunch sales to lure people to invest in their projects.

While it may give a temporary pleasure to buyers, they would definitely get trapped in the project until the builder completes the project. Many developers are of the opinion that this trend is likely to spread to other States very soon. Hence, it would be no surprise, if the Central government comes up with a new law to curb such illegal sales.
