Tips to choose flat in Telugu States

Hyderabad: Majority of the builders who develop stand-alone apartments try to side track the buyers and will never build the projects as per the rules. The municipal authorities appear all off a sudden from nowhere before the flat owners once the construction is completed.

The real trouble starts with regard to obtaining the NOC from the civic bodies. No other place has as many illegal structures as they are in Nizampet, Bachupally, Pragati Nagar, Mallampet, Narsingi, Puppalguda. To prevent one in landing trouble after buying the flat, the buyers should acquaint themselves with some legal issues.

• The prospective buyers should show the site permission and plan documents to experienced lawyers. As far as possible, the prospective buyers should have original documents pertaining to the title of the land and government approvals.
• Who owns the title – the builder or the land lord – should be verified. The prospective buyers should find out if someone else representing the land lord is dealing with the issue whether such a person is empowered to sell the land and register it.
• One should verify whether the builder is building the apartment complex buying the land or he took the land for development from site owner. The agreement between the builder and site owner should be studied if the site in question was given to the builder for development. The boundaries of the site should be verified as many disputes arise due to problems in fixing boundaries.
• There are some fraudsters who build apartments in government sites. To overcome these problems, one should check the NOC given by the collector. Often the builders give a different plan to customers than the one that was given to municipality or Municipal Corporation to cheat the public. The buyers should verify how many floors can be built as per the approved plan.
• They should find details of parking, terrace, open space and common areas in advance.
• One should find out whether the builder is building the apartment as per the agreement without any deviations?
• The officials appear as the builder leaves the project. They threaten to remove all connections without any permission, giving you headache and burning a hole in the buyers’ pockets. Before taking possession of the flat, one should cross-check the plinth area of the flat with the plinth area mentioned in the agreement.
