Yarlagadda Murali Krishna, managing partner of Team Four Life Spaces, said that builders who follow professionalism in the construction sector will deliver quality projects to buyers within the stipulated time. He spoke exclusively to REGNews on the occasion of the launch of a mock floor and model flat in their Nyla project in Miyapur. He said that no matter where the project is started, when the builders have a complete understanding of the cost, they will hand over the flats on time. When there are ups and downs in the real estate sector, construction companies should prepare plans to withstand them. More from his words.
“If we have the passion to provide the best product to the market, we will work hard regardless of the number of working hours. If we have the desire to do what no one else can do, if we have the constant thought of delivering the project on time and with quality, we can provide a good product to the buyers. It took up to eight months to design the Miyapur Nyla project. The Nyla project, which was started two years ago, has now completed ninety percent of its structure. This is possible because of the dedication of our team and our commitment to our customers. We have divided the Miyapur Nyla project into three parts. One is structure, the second is MEP, and the third is finishes. Of these three, the structure part is ninety percent complete. We have set a target to complete the remaining 10 percent by June. MEP is 60 percent complete, and finishing is 30–40 percent complete. We are moving ahead with the aim of completing this project as soon as possible while adhering to quality standards.

West Hyderabad has giant construction companies. Modern villas and skyscrapers are seen everywhere. At first, we felt that Miyapur did not have as much luxury as expected. But our survey has shown that if a good product is available, there are good buyers. The sales of this project are proof that our expectations are true. If we look at the buildings being constructed in Miyapur these days, in terms of quality and speed of work, our Nyla project is seen as the best. Completing 90 percent of the structure in 26 months is a testament to our commitment. In fact, the project should be handed over to buyers next year. But before that, we are working hard 24 hours a day to give it to the buyers. We as a team and our staff are also working diligently, so we are able to complete the project fast. We always put employees first.
Ups and downs are natural in the real estate industry. Irrespective of the market conditions, we strive to give the best to the buyers. When there are profits in the market, there are builders who make losses, and vice versa. However, we have to decide for ourselves which side we want to be on. When the market conditions are not better, we consider that an opportunity. Accordingly, we are making plans and moving ahead. It is a known fact that when a new government is formed, it takes some time to settle down. We are taking it as an opportunity and moving forward. We strongly believe that there is no turn-around for Hyderabad realty.
In the present circumstances, whoever is building the apartments should be fully aware of the budget. Along with costing, there should be clarity on the project delivery schedule. Any builder who follows these can provide apartments to the buyers on time.
