A new scheme is being promoted in the market on the lines of the pre-launches and UDS schemes. Rental guarantee scheme is the new marketing idea being promoted by many builders in Hyderabad. People can invest anywhere between Rs 10 lakh and Rs 1 crore in the commercial and office complexes, where these companies are advertising that they will guarantee rental income. Although the Securitisation and Reconstruction of Financial Assets and Enforcement of Security Interest Act says that one should not advertise promising certain amount of returns against certain amount of investment, these companies are widely publicising the same on the social media. The fear of Corona has not subsided, while the economic recession in the US is giving sleepless nights to financial experts amd IT professionals. Under these circumstances, one should think twice before investing in such rental guarantee schemes.
Did they pay renatls in the past?
A realty developer is advertising that after constructing a 47-storey skyscraper in Manchirevu, the rent will be paid regularly. Another company is promising that if you buy a land in Gopanapally, rent is guaranteed. Many organisations are doing similar campaigns in Hyderabad. But one should make investments only after verifying whether these companies have previously built commercial and office complexes or not, rent was paid to investors without fail and for how much period. One must not blindly believe in the propaganda of the realtors in areas like Gopanapally, Shamshabad, Kondapur, Kollur, Gachibowli, Uppal, LB Nagar, Financial District, Manchirevula, and Narsingi. Instead, he or she should weigh all options and check all facts, before making any investments.
Want a rental guarantee?
If someone promises you a rent guarantee scheme, ask them to provide a bank guarantee instead of a mere verbal promise. Ask them for a written agreement for the period for which they will pay the rent. In this way, your money will be completely safe.
