There has been a change of power in the state of Telangana. The people of the state rejected the nine-and-a-half-year-old BRS government and gave the reins to the Congress government. However, the people of Hyderabad and Rangareddy districts were not in favour of the now-ruling Congress party. They are all on the side of BRS, and the votes prove it. New flyovers, link roads, underpasses, shiny roads, newly-established companies in IT, pharma, better law and order, and clean Hyderabad, among others, have impressed the city residents; hence, their votes went to the BRS party in these districts. However, rural Telangana turned in complete favour of the Congress party. That being said, the real estate market in Hyderabad has witnessed massive growth in the past few years. What the real estate sector is demanding from the Congress government in Telangana and the issues that the new Chief Minister Revanth Reddy needs to focus on are what we will share in this article.
Until yesterday, in the BRS regime, regardless of the master plan, they allowed land exploration everywhere. They agreed to construct high-rise buildings, even next to the ponds. Apart from that, most of the developers are of the opinion that it is better if land or space exploration is allowed only in certain specific areas. Otherwise, due to the high built-up area, the land rates are increasing there. In order to develop Hyderabad as an international city in a planned manner, a master plan must be prepared.
The new government should focus on the development of infrastructure in Hyderabad. The already-pending roads should be developed. Last year, HRDCL proposed to develop more than fifty new link roads in the city. The focus should be on completing these.
Till yesterday, sanitation management was better in GHMC and HMDA. Continuing the same policy, innovative decisions should be taken to comply with international standards in sanitation management. Locals living in gated communities in Nallagandla are suffering due to the dumping yard there. The Jawahar Nagar dumping yard should be modernised. Modern dumping yards should be prepared as per the solid waste norms proposed by the Centre.
Permissions for the construction of houses are being granted faster through TS BPass. However, this system is still dependent on human intervention. Moreover, at every stage, the officials are not granting permission if they are not bribed. There is an inordinate delay in the release of NOCs. Officials and staff of local bodies are playing with small builders regarding NOCs. The new government should take appropriate decisions to overcome such difficulties.
The BRS leaders have completely undermined the RERA authority. Although the Chairman of RERA has been appointed in recent times, there is a situation where this department is not working at full capacity. The situation is that even if the big builders sell the projects in pre-launches, they cannot do anything. The main reason is that the builders are close to government officials. At least in the new government, punishment must be imposed on those who violate the rules. Only then will the construction sector move towards development. Otherwise, no one is likely to fear Rera.
The uniqueness of the BRS government is that former Minister KTR used to eloquently explain the benefits of investing in Telangana on national and international platforms. Due to his initiatives, many organisations entered Telangana. At present, the Congress government has come to power, so new companies should be especially attracted. More companies should be encouraged to come and make investments here. If the Congress government is able to attract new companies within three to six months, more confidence will be built among investors.
Campaigns stating that the realty will fall if Congress comes are going strong. The new CM, Revanth Reddy, in his capacity as PCC president, has responded on several occasions. He said that if Congress comes to power, he will develop the real estate sector even more. The new government should take steps accordingly.
Allowing construction everywhere will damage the environment. The entire city is turning into a concrete jungle. Apart from that, apartments, skyscrapers, and villa projects should be allowed in certain specific areas. Greenery should be developed in other areas. People living near the area where new construction is being built are facing serious difficulties. Therefore, the municipal department should formulate some specific rules on the precautions to be taken while constructing apartments in residential areas.
