The Odisha RERA has annulled the sale deeds related to a land transaction as null and void as the land owner violated the RERA rules related to the land transaction.
According to details, a landowner developed his one-acre land into 20 sub-plots on the outskirts of Bhubaneshwar. As per the rules, land measuring more than 500 square metres should be registered with the Odisha RERA. In the absence of registering with the authority, the land owner is prohibited from inserting commercial advertisements, allotting the plots to customers, marketing them, and so on. However, the landowner violated these rules.
On a complaint lodged by one of the plot buyers with the RERA, the authority conducted an inquiry into the violations. As the probe established the violation of rules, the RERA cancelled sale deeds and directed the land owner to get all approvals for the land within two months and register it with the RERA in 45 days.
