‘More demand for ultra-luxury houses’

Aditya, the managing partner of Team4 Life Spaces, said that the demand for ultra-luxury flats in Hyderabad is high, but the supply of flats is less. He gave an exclusive interview to Real Estate Guru on the occasion of launching an ultra-luxury project next to Lanco Hills in West Hyderabad, which is creating a new record in sales. He shared the details of their project in this interview. Excerpts:

It is heard that you sold 129 flats on January 26 and 27. How is that possible in the current situation?

We have taken all the projects and divided them into three categories: luxury, ultra-luxury, and uber-luxury. For luxury products, we have taken 1500 square feet to 2200 square feet. Luxury projects are very comfortable. There will be no problem staying in it. The third segment we have is uber luxury, which ranges from 5,000 to 16,000 sq ft. Luxury and ultra-luxury have higher construction costs. 3.3 metres in height is given. We will provide all corner flats and double amenities. That means we will give a little more than what is needed. When it comes to uberluxury, it is completely different. It is only taken for status. There is more supply in the luxury segment. The demand is also high. The demand for the same ultra-luxury is high, but the supply is moderate. That’s why we chose that segment. We are four partners. Four of us have four circles. There are also investors and buyers. We took their advice while designing the project. What do they want? The design was done keeping in mind factors like how much their budget is. Also, for those two days, we transparently disclosed all the details and blocked the sold flats. Everyone liked that transparency.

What measures are being taken to ensure timely delivery and quality standards for your projects?

One or two of our partners work on it with full focus. From the start of our project, we will act with full planning. Whatever you see in our projects, they are all of good elevation. We do not take any risks anywhere. Every day, one of our partners is at the project site. We also have a project management team. This is why our projects are hassle-free.

Any plans to show your project to customers in virtual reality?

Virtual reality is a good technology, but it is just coming. That would be nice. But there are some limitations. We are working on it. What we have done to Nyla is that we have covered the entire floor with a mock floor. We will make it available in two weeks. So customers will know how their flat and floor plan look, what kind of tiles are used, and other fixtures will be witnessed by them. Also, we made a model flat on that floor.
