Brokerage Fee: It is difficult to find and hold any property anywhere in the city. That is why many people resort to intermediaries and brokerage firms. If you are considering buying a home through a brokerage firm or realtor, you must first see if that company or individual is registered under RERA. one has to pay a commission to the brokerage firm or realtor for finding the house. It is paid for by the buyer as well as the project builder. Usually it is 2 percent of the house or plot total. In some places it may be more or less.
Stamp Duty: Stamp duty is the amount that must be paid to the state government on purchase of any property. This is a must have, for any Affiliate, promoting any program. The property cannot be registered if the stamp duty is not paid. Stamp duty is calculated based on the agreement value, whichever is higher than the market value.
Registration Fee: Registration is an official contract document in which the buyer purchases the property and changes the rights from the seller. This is the most crucial document in relation to the property. The registration fee is the fee paid for obtaining this document.
Surcharge: In addition to stamp duty, cess and surcharge are payable.
GST: GST does not apply to households with a certificate of completion. 12 percent GST is payable on the purchase of houses of the same construction.
Property Inspection Charges: When buying a property with a bank loan, the bank staff will look at the location of the house or land. Also see the builder track record. Banks charge a property inspection for this. If you are an old customer of the bank, you may be forgiven.
Maintenance: The Apartment Owners Association or Society which determines the building maintenance charges. It will not be in the flat final amount. The flat buyer will have to pay extra for the maintenance of security guards races, roads, parks, lawn etc.
Interiors: We have to pay for the interior decoration ourselves.
Parking space: Be sure to spend a certain amount of money on car parking in your apartment building. This amount is based on the apartment location, parking size, location, etc.
