Outer to RRR via Fourth City Greenfield Roads

The Telangana government is constructing a Greenfield road connecting the Outer Ring Road of Hyderabad to the Future City, extending up to the Regional Ring Road. In relation to this road construction, the Hyderabad Metropolitan Development Authority (HMDA) has invited tenders. As a result, the real estate market in the areas surrounding the Greenfield Road is witnessing some movement. Experts in the real estate industry say that land transactions, which were previously minimal, have increased along with a rise in prices.

The Telangana government has placed special focus on the expansion of Hyderabad. The Fourth City, called the Future City, is being developed near Mutcharla in Rangareddy district. As part of the future city’s development, the foundation stones for various public sector enterprises have been laid. The prestigious Young India Skill University construction has begun, and the AI City work is expected to start soon. In this process, plans have been prepared to construct a Greenfield road that will connect the Outer Ring Road of Hyderabad with the Future Cities. In this regard, the Hyderabad Metro Development Authority has invited tenders for the Greenfield road project. The roadwork will be completed in two phases.

The Greenfield road will be constructed from the Raviryala Interchange on the current Hyderabad Outer Ring Road to the Amanagal Regional Ring Road, covering a total length of 41.50 kilometers. The land acquisition process for the road construction has already reached its final stage. In the first phase, the road will be built for a distance of 19.2 kilometers from the Raviryala Interchange to Meer Khanpet in Rangareddy district. In the second phase, the road will be constructed for 22.30 kilometers from Meer Khanpet to Amanagal. An access-controlled expressway with a width of 100 meters will be developed. The six-lane main carriageway will be designed in such a way that it can be expanded to eight lanes in the future, with land acquisition already carried out to accommodate this.

The Greenfield road will connect 14 villages along with the Rangareddy district’s Maheshwaram, Ibrahimpatnam, Kandukur, Yacharam, Kadtal, and Amanagallu mandals. The first phase, covering 19.2 kilometers, has an estimated cost of Rs 1,665 crore, while the second phase, covering 22.30 kilometers, has an estimated cost of Rs 2,365 crore. In this stretch, land will be reserved for both metro and railway corridors, with a width of 20 meters on either side. Plans are also in place for a central median of 2 meters for greenery, green belts on both sides, a cycle track, and utility corridors. Real estate experts believe that land prices in these villages will rise due to the construction of this road. The real estate market, which had been relatively quiet until now, is expected to see a surge in land transactions with the Greenfield road tenders being called.
