Yes, the trend in Hyderabad’s real estate sector has changed. Apartment-style villas, or villa communities, are being constructed by mixing the best of both worlds—apartments and villas. These flats, known as Sky Villas, are being built with massive areas and all the necessary amenities, with prices ranging from Rs 8 crore to Rs 20 crore. With the rising demand for villa communities in Hyderabad, construction companies have shifted their focus toward these projects.

Once upon a time, luxury flats in apartments were around 4,000 to 5,000 square feet, and people were amazed by that. Now, however, apartments in Hyderabad are being built with more than 8,000 square feet, and the largest flats stretch up to 16,000 square feet. These enormous flats are being designed with extreme luxury. It’s common to find double or triple-bedroom flats in apartments. In many metro cities across India, including Hyderabad, such properties make up about 80% of the market. However, in recent times, there has been a growing demand for flats with four or more bedrooms, and those looking for even larger spaces are typically inclined towards villas.

In the past, villas were usually built with up to 6,000 square feet, often featuring triplex designs. But now, even apartments are being constructed with large areas that resemble villas in their scale. Particularly, in West Hyderabad, areas like Banjara Hills, Jubilee Hills, the IT Corridor, Kokapet, Narsingi, and Puppalaguda are seeing a surge in such projects.

The luxury of Sky Villas, which are being built with expansive spaces, cannot be overstated. In these flats, a 6,000 square foot floor might have four flats per floor, while those with 10,000 to 16,000 square feet have only one flat per floor. The design emphasizes creating a villa-like experience within the flat, with wide corridors, plenty of natural light, and ventilation. The floor slabs are raised to offer a more spacious feel, and in some places, they even have double-height ceilings. Each flat comes with its own dedicated elevator. Separate rooms for staff and helpers are also included.

In essence, Sky Villas are being built to resemble palaces. These villas come with four to five bedrooms, dry and wet kitchens, a dedicated office space, home theatres, gyms, and rooms specifically for guests. The design also includes spacious sit-out areas and balconies with views of the entire city, while emphasizing greenery and open spaces.

These Sky Villas are being built in buildings that rise between 30 to 50 floors. Real estate experts say that builders are turning to this model to make the projects profitable. The construction cost increases as the height of the building increases, which is why builders are designing the flats in such a way that they reduce costs by having only one flat per floor on the upper levels, typically between 8,000 and 16,000 square feet. This design is mostly found in the upper floors of high-rise apartments.

These properties are primarily attracting businessmen, corporate executives, and film celebrities. All the facilities available in gated communities are included in these high-rise Sky Villas, with clubhouses, mini theatres, and cafes, ensuring that there is no shortage of luxury. Some clubhouses are being built with an area of up to 50,000 square feet, and they will be available within the community.

Other amenities include business lounges, bars, banquet halls for events, and swimming pools on the terrace along with indoor game facilities. The prices for these Sky Villas, also known as villa communities, range from Rs 8 crore to Rs 20 crore.
