Dr GBK Rao, Chairman of Pragati Group believes that a plot purchased between the Regional Ring Road (RRR) and the Outer Ring Road (ORR), will have good price appreciation in the future. Speaking exclusively to Real Estate Guru (REG) on the occasion of Vijaya Dashami, he exuded confidence that South West Hyderabad will grow significantly in the coming days. Especially up to Vikarabad, the plot rates will increase more than expected in the next 10 years. Not awaiting for the festival season, he advised all to buy plots whenever they have enough money available. However, they must invest in the land keeping in view of next 10 years. Hyderabad has turned into a concrete jungle, leading to health problems. No matter how much money we earn through hard work, we have to spend it on hospitals again. Hence, everyone should be mentally prepared to move out of the city. Living in a peaceful environment, in a nice house surrounded by green trees automatically improves health. So, there is no need to live in concrete jungles at the risk of health. What is the use of any amount of money, if one has to spend their lives suffering from one disease or other. It is best to buy a house in layouts designed to blend in with nature. Rather than routine plots and ventures, the layouts that are developed with emphasis on greenery will always be in demand. Whenever a plot is purchased, plants should be grown along with construction of the house. Both indoor and outdoor plants should be given priority.
One should not forget that the prices of plots in Hyderabad are always rising. People should buy the plot of their choice between ORR and RRR, as the prices are affordable now. But if you are waiting for the RRR to be completed before your purchase a plot, the price variation will be huge. One can purchase 1,000 sq. yards land and sell 500 sq yards after a few years to construct a spacious house with this amount. People who invest in plots, should always think on these lines. They should realise that investment in any other assets, will not yield as much returns as investment on land. I can safely assure that a plot purchased at Rs 10,000 sq yard currently, will cost Rs 1 lakh per sq yard after 10 years. Such growth can be witnessed especially in South West Hyderabad. At present, the plots are priced at Rs 25,000 per sq yard in our Pragati Green Meadows and Rs 15,000 per sq yard in another venture. We will also start the development works in the layouts in other areas. We are making plans to develop roads and plantation as per the norms.
