Under any circumstances, do not believe the propaganda being spread by some construction companies that Bachupally is a hot location and is very near to Miyapur Metro Rail Station. Because, from Bachupally to Hi-Tech City, via Nizampet-Pragathinagar or Miyapur, the distance is around 15-18 km. Traffic jams at IDA Bollaram, RTC Bus Body Unit and D-Mart has become a routine affair for those commuting from Bachupally via Miyapur. These traffic jams can be mainly attributed to the continuous movement of heavy vehicles of the construction projects being built on this road, throughout the day and night. Moreover, the authorities have been promising to widen this road since time immemorial. But, till now, there are no records of any such work starting any time soon. And if you want to go to Hitec City via Nizampet and cross JNTU and board the flyover at Manjira Mall, you have to perform circus feats every day.

Do you wish to live amidst pollution?

The release of chemical pollutants from the industrial areas next to Bachupally, has become common. One has to close all doors of their residence before the sunset. Those living in Bachupally and Mallampet areas, got habituated to it, but new residents would find it difficult to settle down. While selling flats, sales executives of real estate companies humbly say that polluting industries were being moved beyond the Outer Ring Road. Yet, the reality is different.

After the construction of their house is completed and one steps into it, they would realise that chemical pollution was not going anywhere even if the industries are shifted. Everyone is aware which companies release these pollutants into the air. However, neither the public representatives nor the Pollution Control Board officials are paying much attention to curb it. If we strongly confront them, they would only blame us by asking who asked you to buy flats next to the industries. So, remember that no one can say for certain that industries will move out. After buying a flat, no one may be even interested to get the flat on rent considering the pollution.

Prices too are high

Until 2018-19, the price of a flat in Bachupally was priced at less than Rs 3,000. But, due to the false propaganda of some realty companies, it has now reached Rs 5,500. There was no remarkable development in the area over the last five years. But the traffic has increased uncontrollably. If you see Mallampet and Bachupally roads, you have to feel sorry for anyone. The entire stretch is battered and cluttered with potholes and water stagnation. Some of the roads in West Hyderabad are sparkling, but here, they are in shambles. Just after the launch of Miyapur Metro station, land prices were artificially increased due to false propaganda by some companies about Miyapur and Bachupally. Based on that, the builders have also increased the rates of the flats.

Are the educational institutions immune to pollution?

Bachupally was once a suburb and due to low land prices, many corporate schools, colleges and engineering colleges were started. However, the students of these schools are exposed to chemical pollutants in one way or another. If not immediately, there is a possibility that after some years, the body of the children will get affected to the pollution. Many school managaments have complained to the PCB, but no action has been initiated. Though the number of stand-alone apartments built with the permission of Gram Panchayats is high, there are no takers. Hence, the number of people buying flats from Bachupally to Mallampet and its surrounding areas has decreased significantly.

No, prices are not going up!

Do not believe if someone tells you that the prices of flats in Bachupally will increase in the next two to three years and one must invest immediately. Around 4,000-5,000 flats are currently under construction in the area. Several builders have turned greedy and started construction of apartments wherever they can find some land. But due to increased supply, the demand decreased. As a result, some builders are competing with each other and lowering the rates. In case you still plan to buy a flat in Bachupally areas, one must do a lot of market research before choosing the right builder and the right project.products
