Telangana State RERA appears to have become very weak. Some construction companies have no fear of RERA and undertaking pre-launch sales rampantly. Proving them right, the RERA is not even imposing fines against such companies. One of the finest examples is how companies like Bhuvana Teza are taking up unauthorised sales under pre-launch offers and collecting crores of rupees illegally from the buyers. Although many complaints were received against this company in the past, the Telangana RERA did not respond. No strict action was taken.

Hence, the developer too has now started selling villas rather than flats by luring customers with ponzi schemes. Why Telangana RERA is ignoring such people? Why not impose fines amounting to 10 percent of the project value? If the pre-launch builders are allowed to function as per their whimsical, what is the situation of those who take permission from RERA and take up construction and sales?

Any builder in Telangana State should not undertake sales without obtaining RERA permission. They should neither publish the brochure nor release an advertisement without a RERA number. But companies like Bhuvana Teza Infra are shamelessly selling properties under pre-launch schemes. They are acting as if RERA norms do not apply to them. If this company is selling houses so brazenly, why should other companies take RERA permission and start projects? It is a matter of concern that the buyers are purchasing properties from fraudulent realtors like Bhuvan Teza instead of those who start with all the permissions.

This is atrocious!

Bhuvana Teza is flouting the rule that the construction of a project should be started only after obtaining RERA permission. The builder is openly advertising that the company will complete construction of the villas within 24 months after getting HMDA and RERA approvals. On the one hand, the government is saying that the realty project should be started only after the approval of RERA, but this builder is selling the villas on 11 acres saying that they will complete them in two years after RERA approval is given. And unless this builder is taught a lesson by imposing fine of 10 per cent of the project value, the builders in Telangana will stop taking permission from the RERA.

RERA builders lodging complaints

It is learnt that the developers who are starting construction of the apartment and villa projects after taking permission from Telangana RERA Authority, are not gearing up to complain against companies like Bhuvan Teza who are building villas without RERA permission. They are alleging that due to such builders, no one was coming forward to buy flats, villas and private houses from the RERA developers. Developers from areas like Medchal, Shamirpet, Keesara, and Kompally are complaining to the RERA authority. The Telangana RERA Authority is now expected to at least react appropriately and collect a hefty fine from such fraudulent developers without any compromise.
