“Luxury homes in Hyderabad will always be in demand. This has nothing to do with the general environment in the real estate sector. That’s why we give priority to building luxury homes. Thus, we are planning to build new high-end luxury flats in an extent of five acres at Kokapet. The main attraction of the project is that we have designed duplex flats with an area of 9,999 sq.ft,” said V Krishna Reddy, Managing Partner of Sri Srinivasa Constructions. He exclusively interacted with Real Estate Guru about the sale of high end flats in the first half of 2022, ongoing projects and new proposals among others. Excerpts from his interview…

The high-end homes will always have buyers in the Hyderabad real estate market and are disconnected to the existing market conditions. A large percentage of these buyers would be those preferring a permanent residence. Some buy it for their children or for themselves after retirement. Most of them focus on these specialised projects. Taking this aspect into consideration, we have been focusing on developing high-end luxury flats in hotspot locations for some time. with regards to the real estate sector in Hyderabad during the first half of 2022, sales have remained stable. The main reason for this is the improvement in real estate sentiment in the city.

Handing over at the year end

It has been six months since all the flats have been sold in the Raj Bhavan Road project. Despite having an year’s time to give possession of the flats to the buyers, we are planning to hand over them at the end of this year, much in advance to enable them to complete the interiors. Further, nearly 80 percent of flats have been sold in the Kokapet luxury housing project even before the structure is completed.

The Mokila Villa project also had 80 percent of its homes sold during the footings itself. With 75 per cent sales completed, the Banjara Hills high-end project will also be handover by the end of this year. We are currently designing a new project on five acres in Kokapet. The flats cover an area of 5,555 sq.ft and 6,666 sq.ft with just two flats per floor. We designed the duplex flats as a special attraction with an area of 9,999 sq.ft.
