Will HMDA give permission in GO 111 areas?

Illegal constructions are coming up on a large scale in GO 111 areas of Hyderabad. The construction of luxurious villas and spacious guest houses has gained momentum. Big players are also coming forward to buy these. Instead of spending crores and buying in the city, more spacious villas are coming here at half the price and a large percentage of buyers are competing to buy illegal villas in GO 111 areas. As some big builders are building luxury villas without taking any permission from HMDA and RERA, sales of villas and luxury apartments in areas like Kismatpur, Bandlaguda, Mokila, Kollur, Narsingi, and Manchirevula are decreasing significantly. Not knowing what to do, RERA builders are struggling.

On one hand, the government is informing builders to start projects only after taking RERA permission. However, some builders are selling flats and villas in pre-launches illegally. Using social media as a major platform, some firms are selling flats in pre0-launches are later taking permission from HMDA or DTCP. Even if the flats are sold in the pre-launches in this order, TS RERA does not care much. No fines are imposed on such builders. With this, RERA meant no fear for the builders in the state. Hence, they are selling in select pre-launches and then getting RERA permission.

However, the problem lies in the fact that since last year, without taking any permission from HMDA, some smart people are constructing big villas in GO 111 areas. Some people are building luxury villas by showing permission given by panchayats with old dates. However, HMDA officials are investigating the matter. The interesting point is that ministers, MLAs and IAS officers are also buying villas under their benami names in such big constructions. Hence, people are of the belief that no one can do anything to these big projects. However, builders who build villas with RERA permission are facing huge losses.

What else to do?

  • Are constructions allowed in GO 111 areas? HMDA should give an official clarification on the matter.
  • If HMDA permission is not granted, why are builders constructing villas in those areas?
  • If builders are illegally constructing villas without permission from HMDA and RERA, what are the authorities doing?
  • Do the authorities not know about the demolition of illegal constructions in GO 111 areas? Or are they just pretending to not know?
  • Why are the HMDA officials delaying the demolition of illegal structures?

Did HMDA authorities give permission to build these structures?

The state government says that it has removed GO 111. However, no GO regarding the same has been released anywhere yet. Therefore, there is a doubt among the people whether the government itself is encouraging illegal constructions. Because, if you see the big villas that are taking shape here, anyone has to be surprised. People think that it is not possible to build such spacious villas without the help of the government.

It is needless to say that due to the lethargic nature of the government officials, after the construction of all the villas, all the sewage in it will be left in the twin reservoirs. Like this, if all the buildings come up on a huge scale, the twin reservoirs with their sewage will turn into pollution pits. Therefore, the government still needs to give full clarity on the illegal constructions in GO 111 areas. Moreover, there is also a need to remove illegal structures.
