A Bollywood producer and builder who has not registered a project with RERA, is not facing the music from the Maharashtra Real Estate Regulatory Authority (RERA). Vasu Bhagnani, who produced super hit films like Coolie No.1, Pyar Kiya Tho Darna Kya, Biwi No.1, and Rehana Tere Dil Mein among others, has started constructing a residential complex in Mumbai, without registering the project with Maharashtra RERA.
Vashu Bhagnani has been building residential complexes since 2000 through a construction company called ‘Pooja Devcon‘ named after his wife Pooja. He started constructing an apartment at Linking Road in Khar area of Mumbai. One Nitin Matlani bought a flat in this apartment. Vashu Bhagnani and his company delayed the project and did not register the flat in the name of Nitin. In his attempts to get justice for himself, Nitin discovered that the apartment project was not registered with RERA. He approached the Maharashtra RERA to seek justice for not providing his flat in a timely manner as well as Pooja Devcon and its promoters not responding to his requests.
The Authority chairperson Ajay Mehta observed that the project was an ongoing project. According to Section 3 of the RERA Act, flats cannot be sold without getting registered with RERA. The realtors cannot even do marketing offering to sell their property. As per the RERA rules, a fine of 10 per cent of the project value was calculated and the same amount was imposed as fine. He had also ordered Pooja Devcon to obtain all permissions for the project within next 30 days.
