Radhe Group.. Pre-launch scam!

Despite the existence of the RERA authority in Telangana, some real estate companies are paying no heed to its rules and regulations. The RERA chairman warned strictly that flats should not be sold in pre-launches without the permission of RERA, and advertisements should not be made public regarding the same; however, the reality is that many real estate companies are refusing to do so. So far, the RERA authority has not cracked down on any organisation. No fine was imposed. Hence, some companies are continuing the pre-launch scam happily. One of the well-known real estate companies, Radhe Group, has launched the Radhey Panorama project in Osman Nagar, for which it announced pre-launch offers. The related brochures with attractive offer prices are being sent to the buyers.

The company is running a campaign announcing that it is going to build thirteen towers in Radhey Panorama on about twenty acres in Osman Nagar near Tellapur. The total number of flats in this area is about three thousand. The company is promoting that it will build this project next to Aparna Cyber Heights. To attract buyers, it is announcing unique offers. It is not known how the original project will be built, but it is trying to take photos of foreign cities from the internet and put them in brochures to lure the middle-class public.

* Radhe has announced pre-launch offers for two towers in the project Panorama. It has been announced that those who book the first fifty flats will have to pay only Rs. 4200 per square ft. This opportunity is only for those who book flats within 10 floors. Those who want to move to the next floors will have to pay the floor rise charges, which are an extra Rs 20 per square ft. For those who book between 51 and 100 flats, they will have to pay Rs. 4400 per square ft. The company has no history of building skyscrapers so far.

They have constructed only two villa projects. However, a project called Sky is visible on the company’s website, but when you click on it, the website will redirect the user to Cloudwood Constructions. Now, the point is, Radhe Group, which has no experience in building even a single multi-storied building so far, has announced plans to build a 32-storey skyscraper, and that too has announced pre-launch offers without RERA permission. If everything is linked together, this looks like a scam. Therefore, buying pre-launch from such companies that do not have much experience in the construction of multi-storied buildings and skyscrapers seems impractical. So, it is better for buyers to stay away from such prelaunch offers and projects.
