The Regional Ring Road is set to become a gem for Hyderabad, which is growing into a global city. Real estate experts estimate that the RRR (Regional Ring Road) will be a game changer for the development of Telangana. This green expressway, to be constructed over a length of 347 kilometres with four lanes, will be built in two phases, with land acquisition work already underway. While there is already an Outer Ring Road around Hyderabad, the construction of the Regional Ring Road will take place outside of it, connecting various districts in Telangana over 347 kilometres.
The Telangana government believes that the Regional Ring Road will be a super game changer, transforming the state’s landscape with this project. The Revanth government aims to complete the construction of the Regional Ring Road within three years.
The Regional Ring Road project is designed to include a total of 12 interchanges. These 12 areas will feature major junctions connecting national and state highways. The large interchanges, which will be constructed at an international standard, are expected to provide significant opportunities for real estate growth in the surrounding areas. A key interchange to note is the one near Balnagar on the Bengaluru National Highway, which will connect National Highway 44. Officials indicate that significant infrastructure facilities will be established around this upcoming interchange.
With industrial development already progressing toward Shadnagar and Jadcherla, the combination of the Regional Ring Road and the large junction near Balnagar is anticipated to further boost development in the area.
Already, a marking has been made for the Regional Ring Road about one kilometre from Balnagar on the Bengaluru National Highway, and land acquisition work is set to begin soon. Realty experts say that the areas surrounding Balnagar will undergo unprecedented transformation in the future. With the RRR marking, real estate activity around Balnagar has gained momentum. Previously, land prices between Shadnagar and Jadcherla, along the National Highway, ranged from Rs 2 to Rs 3 crore per acre, but with the upcoming Regional Ring Road junction, prices are expected to rise to Rs 3 to Rs 4 crores per acre. Within a 5-kilometer radius of the national highway, prices range from Rs 80 lakhs to Rs 1.20 crores per acre. Experts anticipate that land prices will increase further once the Regional Ring Road construction begins.
In the vicinity of Balnagar, where the RRR junction is to be established, significant real estate ventures have already emerged in Shadnagar, Balnagar, and Jadcherla. Now, with the establishment of the Regional Ring Road interchange, real estate companies are making arrangements for large-scale ventures. Currently, in Shadnagar’s DTCP layout, real estate project prices range from Rs 15,000 to Rs 35,000 per square yard, depending on the area. In Balnagar, plot prices range from Rs 8,000 to Rs 22,000 per square yard. In Rajapur near Balnagar, plots are available from Rs 6,000 to Rs 15,000 per square yard. Meanwhile, in the DTCP layouts of Jadcherla, prices range from Rs 8,000 to Rs 24,000 per square yard.
The establishment of the Polepally Green Industrial SEZ, spread over approximately 1,000 acres between Balnagar and Jadcherla, is driving industrial growth in the area. Now, the Telangana government has prepared plans to set up satellite townships around the Regional Ring Road. Additionally, industrial clusters and logistics parks are set to be developed in these areas. With pharmaceutical companies relocating their labs and factories closer to the Regional Ring Road, more employment opportunities are expected to emerge.
Realty experts estimate that the Balnagar junction will develop significantly in the coming days. As connectivity improves with the Regional Ring Road, both Hyderabad and other regions will become more accessible, attracting lower and middle-class families to settle in the area. This trend suggests that there will be substantial opportunities for construction projects and large-scale ventures from Balnagar to Jadcherla, according to real estate sources.
