The Regional Ring Road (RRR) is set to become another gem for the rapidly developing Hyderabad metropolis. Real estate experts estimate that RRR will be a game changer in the development of Telangana. This 347-kilometre-long green expressway will be constructed in two phases with four lanes. Land acquisition work for the construction of RRR has already begun, and the Telangana government is preparing to invite tenders.

While the Outer Ring Road already encircles the city of Hyderabad, the construction of the Regional Ring Road will take place outside it. The Regional Ring Road will connect several districts of Telangana, and the state government believes this project will significantly alter the state’s landscape. The government aims to complete the construction of the Regional Ring Road in five years. As part of this project, a major junction will be built near Gajwel, and experts predict that the real estate sector in the area will have a promising future.

The prestigious Regional Ring Road project is designed to include a total of 12 interchanges. These 12 locations, which will connect to national and state highways, will feature massive junctions. It is anticipated that these large interchanges, which will be built to international standards, will offer significant opportunities for real estate growth in their surrounding areas. One of the key interchanges to highlight is the one near Tupran on the Karimnagar road. Additionally, a large interchange will be constructed near Gajwel, with authorities stating that substantial infrastructure will be developed around it. The area from Alwal to Shameerpet has already seen development, and with the construction of the Regional Ring Road and the major junction near Gajwel, this region is expected to experience even more growth in the future.

The land acquisition process for the Regional Ring Road near Gajwel, specifically on the Karimnagar road, has reached its final stages, with the marking already completed. As a result, real estate experts predict that the areas around Gajwel will undergo significant transformation in the future. Following the marking of the RRR project, real estate activity in the vicinity of Gajwel has gained momentum. Previously, land along the highway between Shameerpet and Gajwel was priced between Rs 1.2 crore and Rs 1.5 crore per acre.

However, with the upcoming construction of the Regional Ring Road junction, land prices in this area have now increased to Rs 1.4 crore to Rs 2.2 crore per acre. In the areas within a 2 to 5 km radius from the national highway, the price per acre ranges from Rs 1 crore to Rs 1.3 crore. Real estate experts anticipate that once the construction of the Regional Ring Road begins, land prices in this region will continue to rise.

Real estate ventures have already emerged in areas like Gundampalli, Sangupalli, Kasaram, and Pragnapur near the Gajwel RRR junction. Now, with the Regional Ring Road interchange being established, real estate companies are preparing to launch large-scale ventures. Currently, in the DTC Layout of Pragnapur, property prices range from Rs 15,000 to Rs 28,000 per square yard, depending on the area. In the surrounding regions near Gajwel, the price of plots ranges from Rs 16,000 to Rs 30,000 per square yard. Sangupalli, near Gajwel, already has large open plot ventures, with prices ranging from Rs 14,000 to Rs 22,000 per square yard. In Gundampalli, in the DTC Layout areas, the price ranges from Rs 12,000 to Rs 18,000 per square yard.

The Gajwel area is home to educational institutions and various industries. Now, the Telangana government has plans to develop satellite townships around the Regional Ring Road. Additionally, industrial clusters and logistics parks will be set up in these areas. Pharmaceutical companies in the outskirts of Hyderabad are planning to relocate their labs and factories closer to the Regional Ring Road, which will generate more employment opportunities.

As a result, real estate experts estimate that the Gajwel junction will undergo significant development in the coming years. With better connectivity to Hyderabad and other regions due to the Regional Ring Road, people from the general and middle classes are showing interest in settling in the Gajwel vicinity. Consequently, there is expected to be significant potential for large-scale ventures and construction projects between Shameerpet and Gajwel in the near future.
