King Johnson Koyyada: Government Whip and Serilingampally MLA Arikepudi Gandhi assured to take up the problems faced by the construction sector with the State government and get them addressed. Certain issues pertaining to Dharani website and NALA raised by the builders during a meeting last week, were resolved by Special Chief Secretary for Municipal Administration Arvind Kumar within a shortspan. He explained that he had recently took up some of the issues with Chief Minister K Chandrasekhar Rao who instructed Chief Secretary Somesh Kumar to look into them. He hoped that there will be a positive outcome soon. Gandhi appreciated the builders of Hyderabad for taking up constructions of international standards.
MLC Bhanuprasad said that the realty sector developed significantly after the formation of Telangana. He stated that the State government was ready to resolve certain minor challenges faced by the sector. He had also advised the builders to take up construction of affordable housing to people who intend to buy houses within Rs 20 to 30 lakhs and assured all possible support on behalf of the State government in this regard.
Four new logistic parks
Speaking on the occasion, Special Chief Secretary for Municipal Administration Arvind Kumar revealed that plans are afoot to develop four largest integrated logistic parks on the four sides of the city, which will be established in Rudraram, Tupran, Shamshabad and East Hyderabad. He said that the residential property sales in Hyderabad has increased by 50 percent in the last three years, with houses being constructed in places like Keesara and Ghatkesar which were once considered too far. In the last eight years, the prices of residential properties have not decreased even in a single year despite the Covid pandemic.
Sharing plans to develop infrastructure in Hyderabad, Arvind Kumar said 19 flyovers have been constructed so far under the SRDP and this will continue in the coming days. The Nagole flyover will be inaugurated soon. Further, the nalas were being developed at a cost of Rs 985 crore. He appreciated builders Vijay Sai and Sagar for drafting agreements with GHMC such that TDR (transferable development rights) are applicable to land owners during the nala widening programmes. He suggested other builders to follow the same procedure to ensure that the development works continue. “Let us together, solve the problems faced by the construction sector. A national photographer praised the builders of Hyderabad for constructing the structures to blend in with nature, which is a rare feature in other cities.
RERA improved respect towards builders
NAREDCO national president Rajan Bandelkar said that “Roti, Kapda and Makaan are important in human life. He reminded that prospective grooms with a house are preferred by the bride’s parents. However, the developers were not get the due respect in the past. But after the RERA came into force, respect towards builders has increased in the society, he said. He added that there is a need to improve the skills of construction workers which can reduce the wastage in the construction work significantly.
Dharani problems should be solved
TREDA president Sunil Chandra Reddy said that the IT sector was developing significantly due to the encouraging decisions of the Telangana government. He said that big companies like Google, Amazon and Qualcomm are located in the city. Last year IT exports increased by 26.1 percent and 1.5 lakh new jobs were created. He termed Telangana as the State with 30 operational SEZs. Hyderabad has become a haven for technology companies. He reminded that 35 percent of the country’s production in the life sciences sector, was taking place in the city. However, he pointed out that about 10 lakh complaints were registered in the Dharani website including unavailability of the original purchase documents and requested the government to solve this problem immediately.
If government gives land, we can build affordable flats
NAREDCO Telangana general secretary Meka Vijay Sai said that the builders were unable to construct affordable houses, due to the unprecedented increase in land prices. He said that due to the government auctioning its lands, the land prices in the surrounding area have increased tremendously, and as a result, it was difficult for the builders to undertake the constructions to provide affordable housing. “If the government allots land to the builders under the joint development agreement, we are ready to build houses at an affordable price. Similar projects were taken up in Saroornagar in the past,” he said.
