How’s growth possible without grid roads?

Outer Ring Road is the gem of Hyderabad city. The construction of the Outer Ring Road (ORR) has significantly changed the landscape of Hyderabad, often referred to as the “City of Destiny” or Bhagyanagaram. The 158 km long ORR surrounding the Greater City has played a crucial role in enhancing the city’s infrastructure. However, the lack of grid roads along the ORR is becoming a hindrance for the construction industry.

Real estate experts have been urging for a long time for the development of approach roads on both sides of the ORR. They predict that the construction of grid roads along the ORR will lead to a surge in residential projects. Currently, the ORR has service roads on both sides with four lanes each. The Hyderabad Metro Development Authority (HMDA) has already designated growth corridors along these service roads, spanning a kilometre on both sides.

According to the master plan, construction permissions are being granted based on these designated growth corridors, making the construction of grid roads extremely crucial for the region’s future development. Real estate experts emphasise that these roads will be a key component in shaping the development of the area.

The grid roads along the Outer Ring Road (ORR) are being planned to run parallel every half kilometre on both sides of the 158-kilometer stretch. This strategic plan aims to enhance connectivity and support infrastructure development along the ORR. With Hyderabad expanding rapidly, hundreds of construction projects and layouts are emerging within the ORR zone. However, the absence of grid roads is becoming a major challenge for many construction projects.

While the service roads are already in place, the lack of approach roads connecting them is creating connectivity issues. Experts in the real estate industry emphasise that grid roads are crucial for the future development of Hyderabad’s real estate sector around the ORR. With residential, commercial, and layout developments growing in the area, the focus should shift towards constructing grid roads to facilitate smooth connectivity.

It appears that until now, HMDA (Hyderabad Metropolitan Development Authority) has not focused on developing grid roads around the ORR due to funding constraints. However, industry insiders suggest that during this slightly slower phase of construction, investing in the development of grid roads will provide a significant boost to the real estate sector in Hyderabad.

In recent years, residential areas, along with commercial centres, business hubs, and industries, have been rapidly developing around the Outer Ring Road (ORR). With thousands of acres of land still available around the ring road, companies are showing interest in large real estate projects. However, the lack of grid roads parallel to the service roads is preventing these lands from being utilised effectively, despite the vast availability of land.

Some construction companies, with HMDA approvals, are building grid roads on their own land. According to estimates, there are approximately 78,086 acres available within the 316 square kilometre area of the growth corridor. Real estate experts say that the construction of grid roads will enable these lands to be connected to the ORR, and this will play a crucial role in the development of the construction sector.

There have been proposals to construct 32 radial roads to connect the city of Hyderabad to ORR, of which 18 have already been completed. Real estate experts are urging for the swift construction of the remaining radial roads and the approach roads to be linked to the ORR. This will lead to further development within the ORR limits. Experts believe that the completion of these roads will not only boost large construction projects but also make homes available to people at affordable prices.
