It takes only about 15 minutes to reach BHEL from Patancheru, 20 minutes to get to Miyapur Metro Station, and just 30 minutes to arrive at the IT hub, Hitech City. The international airport at Shamshabad is around 45 minutes away, while the Financial District at Gachibowli and several IT companies are reachable within 30 minutes from Patancheru. In the areas near Patancheru, a significant number of independent houses are also being constructed. These homes range in size from 120 to 200 square yards. Depending on the location and the project, the prices for independent houses vary between Rs 80 lakhs and Rs 1.2 crores. Villa projects around Patancheru are also being developed on a large scale, with prices ranging from Rs 1.5 crores to Rs 6 crores. Given that IT hubs and financial districts in the city can be reached within just 30 minutes, many IT professionals and middle-class families are choosing to buy homes along the Patancheru route. Real estate experts predict that in the next two to three years, Patancheru will transform into a major residential hub, significantly changing the landscape of this region. Right next to Patancheru, in Isnapur, Mivan Constructions is developing the Revaasa R project where double-bedroom flats are available for Rs 53 lakhs, and triple-bedroom flats for Rs 62.5 lakhs. In Patancheru, Ramky Estates and Farms is building an apartment project called “Ramky Nextown,” offering double-bedroom flats starting from Rs 55 lakhs.Nearby, Sri Balaji Builders and Developers are constructing the “Sri Mycasa” villa project, with three and four-bedroom villas priced between Rs 1.32 crores and Rs 1.82 crores. Several construction companies are undertaking both apartment and villa projects in the area. Additionally, there are large-scale open plot layouts coming up. According to DTCP and HMDA layouts, depending on the location and layout, plot prices range from Rs 32,000 to Rs 60,000 per square yard.
