Some realtors have been collecting Rs 1 lakh or Rs 2 lakh from the people in the name of pre-launch or the expression of interest.
First they claim that the price is less and asking the people to book flats by paying Rs 1 lakh and Rs 2 lakh. They are trying to convince the people that they need to pay the balance amount after receipt of the RERA approval. When asked, they claim to be collecting the amount just for the sake of exacting commitment from the people.
Another trickster offered to sell flats in Bandlaguda at an unusually low price of Rs 3100 per sft. He also insists the buyers to pay the full amount only receipt of the RERA permission.

So far, no builder dared to sell flats in pre-launch events.
But, this man appears to be relatively new to the real estate business. None knows whether he has any experience in building apartments, but he appears to be keen to collect money from the people. Therefore, the people should exercise caution and tread carefully before taking a decision.
The price quoted may be low, but the builder will get possession of the flat provided the builder executes the project. What would be the fate of the customers, if such unscrupulous builder adopts delay tactics without building the apartment.
