Encourage Affordable Housing

We are actively involved in the process of formulating various policies in collaboration with the State Government. The fact that banks are advising several builders to join CREDAI-Hyderabad, indicates that we succeeded in bringing transparency in the construction sector. Nearly 20 issues plaguing the realty sector due to Covid-19 were discussed with Minister KT Rama Rao and he responded positively. Many companies obtained permissions for constructions after the government agreed for payment of the mandatory fee in installments.

Around 40 percent of the newly-started projects in the country, are registered in Telangana. The State government consider providing incentives to build affordable housing. CREDAI-Hyderabad Property Show creates a positive atmosphere in the market.

RERA needs a full-time chairman

The Telangana government brought several reforms like TS-bPASS which is nowhere in the country. However, this should also be promoted on the lines of TS-iPass. The approvals for podium parking addressed a few issues. However, the builders are facing problems after the government entrusted the District Collectors with the responsibilities of the Dharani portal. As a District Magistrate, the Collector has many important responsibilities. Therefore, a committee should be set up specifically to resolve land issues. Permissions are being delayed due to non-integration of departments such as electricity, water and environment in the TS-bPASS. We do not want concessions, but the government should improve ease of doing business. RERA is in dire need for a full-time chairman, with adequate infrastructure and staff. An Appellate Authority also should be established. If RERA is strengthened, we can work more efficiently.
