Wheather a builder executes a commercial or residential project, he or she should specify the life time of the building at the time of the submission of the building plan to the Lucknow Development Authority (LDA) to get necessary approvals. The LDA insists that the rule should be imposed on structures having four or more floors. The decision was taken by the civic body in the wake of the collapse of a building in Hazratgunj of the city in January this year putting three persons to death.
The authority took a decision asking the authorities to take all safety precautions for structures having four or more floors. The LDA would constitute a team of experts to verify the safety standards of a building. After verifying the building the team would mark the lifetime of the structure on the building plan. The LDA proposing to take it to the notice of the government after the LDA board gives its green signal to the proposal. Once the construction of the structure is through, the first building audit would be+ conducted after five years, according to LDA chairperson Indramani. Afterwards, the audit of the buildings would take place in regular intervals. The cost of repairing the structures would have to be borne either by the relevant developer or the concerned flat owners’ association.
