Building a house and performing a marriage are highly strenuous tasks, say elders. In fact, the prices of construction materials are increasing very frequently, pushing up the cost of construction.
But by building a house with pucca planning after obtaining the house plan from an architect, the cost of construction can be reduced to some extent.
Owning a house is a dream. Everyone tries to build a house as per their budget at some point or another. They saved every penny to build their house. Besides money, what is required is proper planning. Then only the house can be completed on time and within the stipulated budget.
First and foremost, there should be a proper plan to build a house. Instead of preparing the drawings on their own and leaving everything to the mason. The people should entrust the task of drawing plans to an architect. Many people conduct their own experiments with house designs; entrusting the task to a qualified engineer would be a wasteful expenditure.
They also tend to adopt ready-made plans. If you hand over the task to a qualified engineer, the person would inspect the site and prepare the home plan as per the customer’s taste. Upon obtaining the structural designs, one will get an idea of where the columns and beams should be placed. Moreover, it would be clearly known how much steel, cement, sand, and bricks are needed to execute the plan.
Many unsatisfied customers would prefer to change their home plans even after the construction of the columns, beams, slabs, and walls. They prefer to remove a part of the slab, pull down the walls, and rebuild them. This is a common phenomenon. That is why the site engineer should clearly indicate to the mason that no deviation from the plan will be entertained.
They should ensure that the wastage of material is reduced to some extent. While plastering, 10–20 percent of the cement mortar gets wasted. The experts insist that the waste should not exceed 8%. The mortar that dropped off the walls while plastering can be reused. The waste of tiles should not exceed 2%.
The cement should not be wasted. The cement concrete that usually goes to waste while laying slabs and performing flooring work should be reused to construct lintels and sunshades.
Depending on the variation in building material costs in the market, the cost of construction varies to some extent. Currently, a tonne of steel bars costs anywhere between Rs 54,000 and Rs 67,000. Branded steel bars cost more. A bag of cement price varies between Rs 320 and Rs 475, depending on the brand. One should build the house after comparing the prices of building materials on the open market to reduce the cost of construction.
