Anvita Group MD Achyuta Rao’s vision aligns with mine. He is always looking to provide new conveniences to buyers. I am happy to have had the opportunity to design a project for such a builder as an architect. I am happy that I got the opportunity to provide new facilities in Hyderabad through him, said Essence Architects MD M Satyanarayana. He, who was the chief architect of the Anvita project in Kollur, gave an exclusive interview to Real Estate Guru. Here are some interesting details from the interview. Excerpts:
Our grandparents were Vastu Siddhants. They focus more on astrology and Vastu. Moreover, I have been interested in the arts since childhood. Since I come from such a family, my interest in architecture has naturally increased. Our hometown is K. Jagannadhapuram in East Godavari. I did my schooling there; later, I did my intermediate at SKBR College, followed by polytechnic at Andhra Polytechnic College in Kakinada. After the completion of the course in 1996, I moved to Hyderabad and joined J.J. Associates. He was my first teacher, and I learned a lot from him and the seniors there. Later, I also did a Bachelor of Architecture and a Masters from JNTU. I have also completed a Masters in Construction Management. After that, I worked hard for 20 years for many companies. An architect must also have an understanding of construction management.
The design of Anvita…
While designing Anvita Ivana, we have not even counted the amount of time we spent on it. Because, due to the passion to design the best project in Hyderabad itself, the actual time was never taken into consideration. I have set some parameters as an architect; the first goal is that the client must like the designs I do. Cost efficiency should be checked. Modern construction methods should be kept in mind. Modern technology has entered western Hyderabad instead of traditional construction methods. Skyscrapers are being built at a faster pace than expected. Hence, we chose shear wall and aluminium form technology for Ivana. As part of this, the floor construction will be completed in 10 days. Since time is money in the field of construction, we have designed the project keeping all aspects in mind.
If you look at Anvita Ivana’s site, it looks like a strategic location. On one side, there is a 100 feet service road, Outer Ring Road, and on the other side, there are villas. There are no high-rise buildings. So that flats have plenty of natural light. Hence, we have developed the central courtyard on three acres. Next to it is the clubhouse. We have designed four towers around them. Every flat in it has a courtyard view, ORR view, or the villa view and the 100-feet road. It has an uninterrupted view. The benefit of this is that every flat gets plenty of air and light. Taking all four towers in a straight line divides each flat into a corner unit. Internal areas mean natural light in the bedroom and in the kitchen. There is no need to turn on a single light during the day. Although the clubhouse has been developed in 50,000 square feet, we have provided amenities in one lakh sixty thousand square feet. It has six badminton courts. We have provided squash courts, multipurpose courts, two banquet halls that can host 150 to 400 people, a yoga room, a gymnasium, meditation halls, indoor games, a golf batting area above the clubhouse, a cricket practice net, two swimming pools, and a cafeteria, among others. We have provided many facilities under each tower. The three acres of land are perfect for holding grand events, be they festivals or musical events.
Usually, no one is allowed on the top floor of the skyscrapers. Some fear that it is not safe to go on the rooftop. To remove such fears, we have installed attractive landscaping on the entire rooftop. Taking all kinds of safety measures, we have placed good plants around the rooftop. We designed the pergolas and arranged small gazebos in the middle for some conversations to happen. Having pergolas and trees above reduces the airflow pressure significantly. There is no doubt that those who sit there in the evening will have a good time.
Let me tell you how I came to know Achyuta Rao. He was our client when I was working for my old company. As part of that, I worked very closely with him. After I came out of that company, I met Achyuta Rao. His specialty is that he has done construction in cities like Dubai and America for several years. He has a full focus on foreign construction trends and quality there. He is thinking of bringing international construction trends to the people of Hyderabad. On meeting him, he gave good encouragement. He said that there are thirteen acres of land in Kollur, and he wanted to build a landmark project there. He was passionate about providing some new facilities to the buyers. He focuses more on what extra amenities can be provided to the buyers within the fixed budget. Whenever we say that it will be good if we can add a certain facility or amenity to the project to make it new and look fresh, he says okay and never says no. In the highrise building, we have designed the top two floors as sky villas and named them Cloud Villas. These are up to about 40. Moreover, we have developed a new terrace garden on top of Cloud Villas. We also introduced Sky Lounges and made them look different from one another. He always wanted something new, so whatever was said about something new, he understood it completely and waved the green flag. All in all, I am happy to design a beautiful project like Anvita Ivana in Kollur, Hyderabad.
