West zone builders requested government
West zone builders are not seeking any huge favours from the State government. Neither they are asking for allotment of land at a low price nor pressurising the government for approval of their projects. They are only putting forward a just demand, and have met the Municipal authorities concerned in this regard last year. Though a representation was submitted, it appears to have been kept on a back burner. The West Zone Builders Association held its general body meeting at a hotel in Miyapur recently. The chief guest at the event was West Zone Builders Association chairman Dr Satyam Srirangam and general secretary M Prem Kumar. Some resolutions were passed at this meeting and the primary demand was asking the State government to collect the NALA charges under HMDA limits at the HMDA head office itself. They requested the government to respond positively to their issues and plug the problems.
What is the issue?
Some builders built apartments within 1,000-2,000 sq.yards, by obtaining plots in panchayat layouts. Even after mortgating five per cent of property at the time of getting permission from HMDA, they are mortgaging another three per cent additionally towards payment of NALA charges. All is well until the builders complete the construction and go to pay the NALA charges to get the mortgage cleared. Though they are ready to pay the fee, neither the HMDA nor the Revenue department is not accepting them citing lack of such an option on the Dharani website. As a result, the builders are unable to obtain the Occupancy Certificates extending their woes further. The officials, on the other hand, say that they are unable to collect the NALA charges as these lands were recorded as plots on the Dharani portal. Hence, small builders are demanding that the government should create a facility at HMDA headquarters for collection of NALA charges and facilitate release of Occupancy Certificates.
