CREDAI CONCLAVE & CREATE AWARDS

In an attempt to recognise the efforts of its member developers, CREDAI Telangana is organising the third edition of CREATE Awards, to recognize the outstanding contributions, innovations and commitment displayed in the trying times of COVID-19 to set new benchmarks for the industry. The event will be organised at HICC on December 23. For the first time, a special state level conclave will be held on the same day which will be attended by 850 developers from almost 14 chapters across the State. On the occasion, Arvind Kumar, special chief secretary for Municipal Administration and Urban Development, will unveil a book which was designed to guide the builders in various respects, amid changing scenario of the construction sector after Corona pandemic.

The Create Awards ceremony is being organised to encourage the developers for taking up quality construction, said CREDAI Telangana President Murali Krishna Reddy. He said people from other States are opting to settle down in Hyderabad and the city’s realty market is very likely to continue growing for the next 20 to 30 years. He said that new CREDAI chapters were being established in towns like Suryapet, Ramagundam, Sangareddy and Medchal. On this occasion, he showered praises on the Telangana State government. “Since the formation of Telangana, the dynamic and visionary leadership with proactive governance has helped Telangana take rapid strides in development,” he said.

Telangana is a leading State in the country in terms of office space absorption, fresh investments and job creation. While the IT sector has gained an additional 46,489 new jobs and witnessed 2.5 times increase in providing the jobs indirectly in the FY 2020-21, the Electronics sector also created over 1.5 lakh jobs.

TSIIC has developed 10 Industrial Parks and allotted 810 acres to 453 industries to bring in investment opportunities and boost the start-ups’ growth across the State. Recording an unprecedented growth, Telangana is contributing 5% in the National GDP and became the second highest contributor to India’s IT exports.

It has also recorded a 13% annual growth in IT/ITeS Exports in the country with a record high of INR Rs 1.45 lakh crore in the FY 2020-21, as against Rs 1.28 lakh crore in the previous year. “This has given a major impetus to the demand for the real estate sector in the State. The developers are geared up to the challenge and working meticulously to service the increased demand for real estate,” Murali Krishna Reddy said.

121 nominations
About 121 nominations were received for this year’s CREATE Awards ceremony, said CREDAI Telangana Chairman Ramachandra Reddy. Last year, only 103 projects submitted applications, but this year, the number has increased. Only projects that have received an Occupancy Certificate will be considered for the CREATE Awards and the final awards would go to the developers who provided the best homes to the buyers. He hoped that those who could not win the awards, would try to win them next time.

Further, Ramachandra Reddy said CREDAI is the voice of the real estate sector and works closely with the governments in the formulation of the policies and guidelines for the real estate sector both at State and national level. “Telangana has been at the forefront of reforms in the real-estate sector, with initiatives like TS-bPASS which a single window process for approval of real estate projects and Dharani which an integrated land record management portal by the State government. The Telangana government is helping clearly define the land records and streamline revenues. These measures are facilitating the ease of doing business,” he said. He explained that the visionary and proactive policies of the State government were attracting fresh investments in the State across industries, facilitating rapid urbanisation, job creation and growth. He stated that through Kaleswaram project, a systematic approach towards the agriculture sector was adopted to increase the cultivation area. Further support through Rythubandhu Scheme, was helping improve the sector and boost the rural economy. Apart from IT, ITeS and industries, the resilience of the Telangana economy is aided by agriculture and allied sectors, which were growing by a robust 20.9% as against the 3% growth at the national level. This has triggered the growth across the State, promoting the demand for the real estate projects.

“TS-CONCLAVE 2021 is planned to help the member developers, particularly new members across the State to get an idea about the complete process, approvals required to undertake a real estate project under TS-RERA, understand the nuances for project finance and access the latest technologies to improve the quality and speed of construction. We invite more and more members from across the state to participate in the TS CONCLAVE 2021 and reap the benefits in their ventures,” he added.

Useful for new builders
CREDAI Telangana President-Elect Prem Sagar Reddy opined that the construction sector was facing challenges like UDS and pre-launch sales due to new entrants. He felt that the construction industry was taking new shape due to the disruption caused by the new developers.

He said with the overall development in the State, there is an increased demand for more real estate projects. Thus, a lot of new developers have used this opportunity to foray into the real estate ventures. Due to the lack of awareness and knowledge, these new players are resorting to sale of UDS / non-RERA approved projects, causing unwarranted disruption in the real estate market.

“CREDAI mandates all members to follow the ethical code of conduct and adherence to the prescribed guidelines by the authorities. In an effort to help the new developers, we are launching a book on Standard Operation Procedures (SOPs) for a new project, outlining the steps to be followed from the NOC to Conceptualisation to handing over of the project to the customer. We hope this will help the new-entrants get a checklist to follow, adhere to the guidelines and deliver good quality projects, helping bridge the demand-supply gap,” he said.
