Uppal, once a suburban area of Hyderabad, has now developed rapidly in an unprecedented manner. With the arrival of the metro, improved infrastructure, and the establishment of IT hubs, many people are now preferring permanent residences in the Uppal area. Accordingly, a significant number of construction projects are emerging from Uppal to Bhuvanagiri. With home prices being accessible, the real estate business here is thriving.

Previously, IT professionals preferred to settle in West Hyderabad due to its proximity to IT offices, the development of infrastructure, and the availability of amenities. However, there has been a clear shift in the perspective of IT employees. With the metro now accessible from Miyapur to LB Nagar and from Hi-Tech City to Nagole, the distance to the IT corridor has decreased. As a result, even IT professionals are showing interest in permanent residences up to 15 kilometres from Uppal. Consequently, new constructions have expanded to areas such as Uppal, Boduppal, Peerzadiguda, Pocharam, Narapally, Ghatkesar, and Bhuvanagiri.

In West Hyderabad, IT professionals are showing interest in purchasing homes in the Uppal area because they can get a larger home here for half the cost of what they would spend elsewhere. They believe this area is suitable for living with their parents. Previously, Uppal and its surrounding areas were predominantly inhabited by people from Mahbubnagar, Nalgonda, and Warangal districts who had moved here for their children’s education or employment. However, with the arrival of the metro, people from various backgrounds are now showing interest in settling here. Notably, IT professionals are keen on residing in the Uppal vicinity, leading to a surge in the construction of gated communities in the area.

With the arrival of metro rail, the Outer Ring Road, link roads, water supply, connectivity, and development of infrastructure, construction projects in the Uppal area have surged dramatically. The Telangana government is constructing a flyover from Uppal to Nallapalli. IT offices of companies like Infosys are located in NSL IT SEZ in Uppal and Raheja Mindspace in Pocharam. This has led to an increased demand for homes, causing real estate prices in the Uppal area to rise unexpectedly over the past two to three years. Previously, homes in Uppal were priced between Rs 25 lakhs and Rs 40 lakhs, but now prices have increased to between Rs 60 lakhs and Rs 80 lakhs. Currently, the price per square foot ranges from Rs 4,000 to Rs 7,500. Despite this, affordable personal homes, apartments, gated communities, and villas are still available. As the area is expected to see further development in the future, builders anticipate that prices may continue to rise.

Near the Uppal Metro Station, the prominent construction firm Vasavi Constructions is offering flats starting at Rs 67 lakhs in their Metropolis project. In Uppal, Udaya Heights is selling double-bedroom flats for Rs 74 lakhs in their Udaya Skyscapes apartment project. In Pocharam, nearby Uppal, Sahasra Developers offers double-bedroom flats for Rs 75 lakhs in their Anand Residential project. Also in Pocharam, Ashoka Builders India is selling double-bedroom flats for Rs 60 lakhs in their ASBL Springs project. Near Uppal Stadium, you can purchase double-bedroom flats for Rs 71 lakhs in the Opal Residential project by Sri Aditya. In Boduppal, DPR Infra Projects offers flats with an area of 1590 square feet for Rs 94 lakhs in their DPR Pradhyumna project. With numerous construction companies taking on residential projects from Uppal to Bhuvanagiri, affordable housing options are available for everyone.
