The Telangana government has set a target to complete the Regional Ring Road project within three years, which is set to become another jewel for the state. In this process, major junctions will be established in twelve areas to connect with national and state highways. As part of this, an interchange is being constructed near Yacharam. Plans are underway not only to design the road connecting to the Nagarjuna Sagar Highway but also to develop infrastructure at that location. It is already known that development has occurred up to Ibrahimpatnam when traveling from the Outer Ring Road through the Sagar Road. With the new Regional Ring Road, the future city next to it, and the large junction coming up at Yacharam, this area is expected to see further development.
However, some people are trying to artificially increase land prices with the RRR marking. Due to such attempts to raise prices arbitrarily, even after the announcement of RRR, investors are showing little interest in buying land or plots around the project area. Everyone should realise that development is not just about increasing the prices of plots and flats.
Real estate ventures have already emerged on a large scale from Agapalli, Gadda Malliahguda, Chowdepalli to Mall, near the Yacharam area where the RRR Junction is to be set up. With the construction of the Regional Ring Road interchange, real estate companies are making arrangements for large-scale ventures. Currently, in Ibrahimpatnam, in the DTC layout, realty projects have prices ranging from Rs 10,000 to Rs 28,000 per square yard, depending on the area.
In the surrounding areas of Yacharam, the prices range from Rs 6,000 per square yard. There are already open plot ventures in Gongal, near Yacharam. In the DTC layouts in Mall, prices start from Rs 8,000 per square yard. Construction companies are building villas in the Ibrahimpatnam area along the Sagar Highway.
On both sides of Yacharam, there are large educational institutions stretching from Ibrahimpatnam to Mall. Now, the Telangana government is upgrading the two-lane Sagar Highway to a four-lane road. In this process, the Revanth government has prepared plans to set up satellite townships around the Regional Ring Road. Additionally, industrial clusters and logistics parks will be set up here.
With improved connectivity to both Hyderabad and other regions via the Regional Ring Road, there is a likelihood that ordinary and middle-class people will be interested in settling in the surrounding areas of Yacharam. Therefore, along with construction projects from Yacharam to Mall, there could be a significant increase in demand for large-scale ventures.
