Buyers demand an explanation
Is the project height the bane of the Urban Rise Happening Heights project? Will authorities pull down a part of the structure to reduce the height? Who gave permission to build the project to the existing height? Is there any scope for the authorities to pull down the structure as the project appears to be taller than the prescribed limit for the region? In fact, what will happen to the project?
The Urban Rise developer is synonymous with pre-launch of the real estate projects. The developer started three projects first in Bachupalli and afterwards in Aminpur and Gandi Maisamma regions. The developer paid huge amounts towards commission to channel partners and realty agents and collected 100% amount from the buyers.
First it did not secure the permission from the local bodies and also the RERA and started selling the units. Later, it started the project titled Happening Heights near the ORR Dindigul exit route in Gandi Maisamma area. Afterwards it obtained the RERA permission (PO2200003508).
From the beginning, the developer started execution of the works speedily. Going by the speed, everyone felt that it would hand over the flats by June 2005.
Majority of the buyers of 852 flats in 19 storied stricture raised on 4.82 acres were jubilant at the progress. Many are contemplating to celebrate house warming in 18 months. Then, everyone was shocked by a sudden development: Suspension of the project works. When some buyers brought it to the notice of the Reg News, the correspondent of the Reg News visited the project site only to be shocked.
· Usually, on Sundays there will be a lot of activity at the project site. Mainly, the activity would be more in projects where the execution is progressing at a brisk pace. Prospective and new buyers visiting the site are the common sight on Sundays. They would visit the site to assess the progress. Usually, their near and dear also accompany them to the site of their dream house.
On Sunday evening, a different atmosphere prevailed at the site in Gandi Maisamma area. The construction works came to a grinding halt. There was no sight of the construction workers. There were no cranes in the area. Not a single representative of the developer could be seen there.
· The Reg News correspondent stood near the site and spoke about the suspension of the work with the locals. The locals told the correspondent that the Air Force Academy objected to the project leading to its suspension of works. They were also astonished at the Academy officials objecting to the project in the middle instead of saying no to the project at the beginning. To float the project, obtaining the NoC from Civil Aviation Department is necessary. In the absence of the NoC, the HMDA would not permit construction. Once the civil aviation department issues the NoC, can the local Air Force Academy say no to the project? Did the HMDA permit the project without ascertaining all these facts? What would be the fate of the buyers if the project, which is supposed to be completed in 18 months, came to a sudden halt?
· The Urban Rise every month sends a video message to the buyers informing them of the progress in construction. None knows what happened to the project, there was no news for the past four months about the Urban Rise Happening Heights. Whether the developer has the responsibility or not to explain the reason for suspending work? When the correspondent tried to contact the company representatives on how will it solve the problem, no representative of the company was accessible.
