Office rents have increased again in the country’s office market. In Hyderabad, office rents have grown by 24% over the past three years. While the monthly rent per square foot was Rs 58 in 2022, it rose to Rs 72 by 2025. These details were revealed by real estate consultant Anarock. In the Mumbai Metropolitan Region (MMR), the highest increase was seen, with rents per square foot rising from ₹131 to ₹168. Between 2022 and 2025 (post-COVID), there has been a steady increase in demand for premium office spaces, especially in key centres like MMR, Delhi NCR, and Hyderabad, the Anarock report said. ALSO READ: Which is the better choice Flat or Villa All metros have recorded significant increases in rental rates. In Delhi NCR, office rents rose by 20%, from Rs 92 to Rs 110 per square foot. In Bengaluru, monthly rents increased by 16%, from Rs 82 to Rs 95. Pune saw an 11% increase to Rs 80, and Chennai rose by 9.1% to Rs 72 per square foot. According to Piyush Jain, MD of Anarock Group’s Commercial Leasing division, 45% of Grade A office leasing is accounted for by US companies. In Mumbai, 48% of BFSI (Banking, Financial Services, and Insurance) office leasing is by US-based banks. There is strong demand from American companies for Grade A office spaces in India.
