Real Estate boom gaining momentum in Mucharla
The Telangana government is making steady progress in developing the Future City 4.0 in Mucharla, with each step moving forward. The state government, under the leadership of the Revanth Reddy administration, has already focused on the necessary infrastructure for the future city, particularly in establishing public sector institutions. Construction work for the Young India Skill University has already begun, and work on the Artificial Intelligence (AI) City is expected to commence soon. In this context, real estate activities in and around the Future City area are gradually gaining momentum.
The Telangana government is planning to develop the Future City in an area of approximately 4,000 acres in Mucharla, Rangareddy district. Plans are being finalized for health and sports hubs, as well as the integration of the metro system. The master plan for the new city is being prepared to encompass all sectors, from agriculture to artificial intelligence. Construction work for the AI City is expected to begin in December and be completed within a year.
Real estate expansion has already crossed the Outer Ring Road, and now, according to real estate sources, land prices around the Future City area in Mucharla are steadily increasing. In particular, lands in the Maheshwaram, Ibrahimpatnam, and Kalwakurthy constituencies are seeing good demand and rising prices. Areas near Mucharla, such as Dasarlapally, Kadthal, Nedunur, Kandukur, Mirkhampet, Tummaloor, Maheshwaram, Guduru, Panjaguda, Nagireddyguda, and Maktamadharam, are witnessing real estate activities. Real estate experts say that after the announcement of the Future City, land prices in these regions have increased by 20 to 30 percent.
Previously, land in the Kandukur mandal area near Mucharla was priced at around Rs 1.5 crore per acre, but now the price has risen to Rs 1.8 crore per acre, with expectations of further price hikes in the future. Similarly, in the Kadthal mandal, the price of an acre of land was Rs 1.2 crore until recently, but following the Future City announcement, the price has now increased to Rs 1.5 crore.
