This interchange, which will be constructed between Shadnagar and Balnagar, connecting National Highway 44, is expected to have significant infrastructure development around it, according to officials. While the area has already developed industrially up to Shamshabad and Jadcherla, it is anticipated that this region will experience further development with the massive junction coming up near Shadnagar on the Regional Ring Road.
The marking for the Regional Ring Road has already been done between Shadnagar and Balnagar on the Bengaluru National Highway, and land acquisition work is set to begin. As a result, real estate experts predict that the areas around Shadnagar will transform significantly in the future. With the marking of the RRR, real estate activity has gained momentum in the regions near Shadnagar. Previously, land along the National Highway between Shadnagar and Jadcherla was priced at around 2 to 3 crores per acre. However, with the construction of the Regional Ring Road junction, the price has increased to 3 to 4 crores per acre. Within a 5-kilometer radius from the National Highway, land prices range from 1 crore to 1.3 crore per acre. Experts believe that once the construction of the Regional Ring Road begins, land prices in the area are expected to rise even further.
With the establishment of the RRR Junction, real estate ventures have already started to emerge in areas like Shadnagar, Kottur, Balnagar, and Jadcherla. Now, with the construction of the Regional Ring Road Interchange, real estate companies are making arrangements for large-scale ventures. Currently, in Shadnagar, land prices in DCP layouts range from Rs 20,000 to Rs 35,000 per square yard, depending on the project and area. In Kottur and Balnagar, the price of plots ranges from 10,000 to 22,000 per square yard. In areas near Shadnagar, like Chattonpally and Solepur, plot prices range from 12,000 to 18,000 per square yard. Additionally, in Jadcherla’s DCP layouts, the prices are between 12,000 to 22,000 per square yard.
