Naredco Telangana General Secretary Meka Vijaya Sai, has expressed his support for the lifting of GO 111 in the State, calling it a commendable decision. In an exclusive conversation with Real Estate Guru, Sai emphasised the potential for the government to establish a new city in the area.
“Setting aside immediate gains or losses, the government’s decision to repeal GO 111 provides an opportunity to build a new city, considering long-term development and meeting future demands. It will also have a positive impact on local farmers and residents, who will now have the opportunity to reap the benefits of development. Additionally, the government stands to generate substantial revenue from this decision. However, the removal of GO 111 will not cause an immediate surge in apartment prices. Instead, the focus should be on constructing new roads and essential infrastructure. While this may slightly decrease land prices, apartment rates are unlikely to be affected. The courts have already made it clear that development of the area should not damage water bodies. We hope that the government would adhere to the procedures in accordance with the procedures suggested by the committee.
The area should be developed to address challenges faced in previous development projects and larger roads should be developed to accommodate increasing traffic. Steps should be taken to prevent flooding in Hyderabad during monsoons. Similar to Hyderabad, Secunderabad, and Cyberabad, the newly accessible region should be given a distinct name to mark its transformation. Contrary to concerns about a decline in demand for high-rise buildings, the lifting of GO 111 would not diminish their appeal. The high-rises would continue to be constructed in areas with strong demand and favourable pricing, considering the high construction costs. Moreover, there is a possibility of future skyscraper development in the GO 111 area.”
