(King Johnson Koyyada, 9030034591) With great hope and anticipation, since December 2023, Hyderabad’s construction sector had been waiting — and now Telangana Chief Minister Revanth Reddy has breathed new life into it. He infused fresh energy into the real estate sector. His speech was filled with emotion, touching everyone in the gathering.
He reminded them: “We travel abroad to meet people who neither know our language nor our culture, inviting them to invest here. If that is so, why would we ignore those who are born and brought up here, and who are ready to invest their wealth for the sake of this very nation?”
“We will ensure protection for your investments. It is our government’s responsibility to encourage you in a way that brings you profits. You are my first priority. Ask for policies, tell us how improvements can be made, share your experiences with us. Let’s shape our city into a great city together.”
With these words, CM Revanth Reddy extended an invitation to the real estate sector. This was the essence of the Telangana Chief Minister’s speech at the CREDAI Hyderabad Property Show on Friday.
“At a time when we are moving forward by preparing plans after clearing misconceptions and doubts, some are trying to create new misconceptions and hinder development. To open their eyes, this programme has been organised. I appreciate the organisers of the CREDAI Hyderabad Property Show for arranging this event to showcase to the world how Hyderabad is developing on par with cities like New York, Tokyo, and Singapore.”
“In countries across the world, development rests on two pillars: policies and construction assets. These are the true growth engines for any city. Policies must always be framed by the government, and they should be transparent and accessible to the people. Only then, when investments are attracted, does development naturally accelerate at a rapid pace. Starting from the Qutb Shahi rulers to Y.S. Rajasekhara Reddy, leaders like Rajiv Gandhi, Nedurumalli Janardhana Reddy, and Chandrababu Naidu have all played key roles in the development of this city. Because they made decisions without paralysis in policymaking, and because policy directions did not change with every change in leadership, today we are able to compete with cities across the world. Of course, whenever governments change, naturally certain doubts and uncertainties arise.”
“I am ready to establish transparent policies. We will ensure protection for your investments. It is the responsibility of our government to encourage your investments in a way that brings you profits. I am personally making this appeal to you. If you give in to the doubts created by political parties, ultimately it is your own business that will suffer. If you quickly spread their misconceptions, in the end, it will harm not only you, but all of us, and even the nation’s wealth. I have especially come to this Property Show to clear such misconceptions.”

Then why would we abandon you—who were born here, raised here, and are dedicating your wealth entirely to your own nation?”
“It is only when you align with those who create misconceptions that such doubts arise. That is why my first priority is you. Compete, ask for policies, tell us how improvements can be made, share your experiences with us. Together, let us shape our city into a great city.”
“I may not be able to make every individual happy. I have a middle-class mindset — with fear and respect towards society, and with the thought of adjusting and managing with what we have. I am only an average-thinking Chief Minister, not someone with an extravagant mindset who wants to plunder and transfer wealth abroad. That is why, when certain proposals come in, I may not approve them. Naturally, those who once enjoyed super luxuries, special privileges, or wildcard entries may get angry. Such people may not like me, and I will never cooperate with them. But I have no objection to providing transparent policies.”
“I aim to impress through policies. I am open-minded. Suggest policies that will benefit the people, that will serve this city, and that will put Telangana on the path of development. I am always ready to implement such policies. Share your ideas with me to make Hyderabad not just the number one city in the country, but in the world—because you are the ones who are seeing the world.”
“I may have 10 factors, but you only have one factor: how to manage Construction, Infrastructure, mass development, and trunk infrastructure? If back then Chandrababu Naidu or Y.S. Rajasekhara Reddy hadn’t brought in Hi-Tech City, Hyderabad Airport, Outer Ring Road, and developed trunk infrastructure, would you be able to hold such a grand property show today? Even the visionaries of that time faced allegations. Whenever development happens anywhere, someone always benefits. Now, when I aim to transform Bharat Future City into a pollution-free city, when I plan to develop it as a grand city, if it is called ‘Fourth City,’ or people make comments like ‘Four Brothers City,’ I ask—this city is being developed for you. I am designing it for you; you are my brothers. Why should I care about all those comments?”
Jaipal Reddy help… “If Jaipal Reddy hadn’t approved the metro for Hyderabad through the Viability Gap Fund back then, would Hyderabad have become the second-most developed metro city in the country? When Y.S. Rajasekhar Reddy proposed it, Jaipal Reddy approved the stalled metro. However, due to not expanding the metro afterwards, today we’ve fallen to the fourth place. We neglected it for 10 years. If the metro had been extended, some of the traffic jams could have been resolved, right? If the metro near Hi-Tech City had been extended from the Financial District to Neopolis, development would have progressed. If there had been international connectivity, why wasn’t metro connectivity provided to the airport? Why wasn’t it designed? Even those who designed it did so only via the ORR route. How many people from Jubilee Hills or Banjara Hills would actually use that metro? Even if they enter the Outer Ring Road from Hi-Tech City, they would reach the airport at the same speed.”
“Multimodal transportation should be implemented in densely populated areas. You cannot design it where there are hardly any people. For example, next to Hi-Tech City, there is a forested lake—who would use the metro there? That is why we redesigned the metro from Nagole to LB Nagar, Owaisi Hospital, Rajendranagar, and Shamshabad Airport. Similarly, I suggested extending the metro from LB Nagar to Hyatt Nagar, which is a new township now. We also planned to extend it beyond Kukatpally to Patancheru, and from Hi-Tech City to the Financial District and Kokapet Neopolis. Wherever last-mile connectivity is lacking, I am continuously striving to develop metro access in those areas.”
200 acres.. “Today, there is a bottleneck at the Cantonment. Even when Y.S. Rajasekhar Reddy was CM or Manmohan Singh was PM, not an inch of defense land was granted. Similarly, nearly 200 acres from Paradise to the bottleneck area—towards Shamirpet—I secured approvals for the elevated corridor after going to Delhi when I became CM. All of this is to enhance the prestige of our city. We proposed metros extending to Shamirpet and Medchal, both of which have now expanded to city-level areas. To develop all of these, there must be a plan, a vision, and sustained effort. Since approvals are granted in Delhi, where else can I go? Where would you go to get high-rise approvals? Whether it is for the metro, Musi, elevated corridors, grants, or sovereign grants for loans—you must go to Delhi. Yet, some people talk in various ways about ‘Delhi tours’ without understanding this.”
Don’t we want airports? “Telangana has only one airport. In contrast, Andhra Pradesh has eight, Maharashtra has forty, and even smaller states typically have five airports. Yet, the idea of a second airport for Telangana didn’t occur to the so-called visionaries. Do we need a second airport in Telangana or not, friends? You tell me.”
“That is why, after I took office, I went to Delhi, met the Aviation Minister, and secured airports for Warangal and Adilabad. Earlier, when visitors came from other states, they would ask how far your railway station was. Now, visitors from international cities ask how far your airport is from your industrial hub and how long it takes to reach it. So, isn’t it necessary for Telangana to have additional airports? To get approvals? To obtain necessary funds from the central government? Once an airport comes, planes will land near our homes, investments will come in, Tier-2 and Tier-3 cities will develop, and industrial growth will automatically double income.”
“That is why we requested the central government for approvals for the airport, metro, Regional Ring Road, and Regional Ring Rail. With the construction of the 160 km Outer Ring Road, Telangana’s revenue increased to Rs 3 lakh crore. Consequently, we also obtained approvals from the Centre for the remaining 360 km Regional Ring Road and Ring Rail project.”
11 Ring roads... “Instead of focusing only on highways like Vijayawada or Bengaluru, we are planning parallel ring roads. To develop new areas, bring new lands into development, and build satellite cities, we are moving forward with strategic plans. To overcome drinking water shortages, we are constructing a ring bund. We are also planning to provide 800 new KV substations.”
Futuristic plan… This is a futuristic plan. We are dedicating it on December 9 as part of the Telangana Rising 2047 Vision Document. We have divided Telangana into three verticals: in the Core Urban area, the focus is on the service sector; in the Semi-Urban region, on the industrial sector; and beyond the RRR, on the agriculture sector. For the first time in the country, the state is bringing a comprehensive policy that integrates all sectors. To achieve this, we are implementing a mega master plan. To manage deviations during implementation, we have created some new institutions, including HYDRA. Think once—why does water accumulate on the roads?”
It's our responsibility… “The responsibility lies here—to bring the development plans of Telangana to the people. We are responsible for preparing the plans; you are responsible for promoting them. If you face any difficulties or wish to make government policies even better, suggest them. Four heads of global organisations, who studied under Tony Blair at HPS, are sharing their knowledge with us. I have no other desires. The Outer Ring Road and the airport were not brought by Y.S. Rajasekhar Reddy. What was earned may be taken, but what was done for society remains here. That knowledge, understanding, and awareness I possess as the Chief Minister of Telangana.”
“I have a clear determination to develop Telangana, perseverance, and the patience to ask and learn if I do not know. I have the endurance to work 18 hours a day. I have experience, and a connection with you. Together, let us build the city into something great. Remove any misconceptions. React proactively. Build a positive narrative. Real estate is a sentiment. If you drive that sentiment positively, it will yield results. Even I invested in real estate in Kokapet—lands bought for Rs 8 lakh to Rs 12 lakh per acre rose to Rs 14 crore in one day, and now it is Rs 100 crore. Real estate is a sentiment, and the more positively you carry it forward, the more beneficial it becomes. Telangana should become a development hub. Anyone can come here. Your investments are secure. It is my responsibility to ensure profit along with approvals. Come, let us together develop our Telangana.”
Future City as a great city “The Future City I want to build will be a great model for 100 years. I will design an ultra-modern city with regenerative energy. With projects like the Regional Ring Road, Regional Ring Rail, Dedicated Greenfield National Highway, and Dedicated Railway Corridor to the port, it will remain useful to both those who approve and those who disapprove, even decades into the future. As the youngest Chief Minister of Telangana, coming from a humble background, even without extensive formal education, I have common sense. Intelligence, determination, and purity of intent are not limited by language.”
Lakes and canal encroachments (Box)We are the ones who have filled the lakes where water should remain. We are the ones who have occupied the canals where water should flow. So, when water reaches the proper places, it ends up coming into our own plots and colonies. That means we are the cause of the problem.
Out of 2,000 lakes, only 450 remain. We want to restore them. In the process, some difficulties may arise knowingly or unknowingly. Just as some innocents die in war, when bottlenecks are removed, some influential people create problems. Those difficulties will affect you directly.
Difficulties due to lack of ports Because we do not have ports, industrial development is not progressing. Investors ask how far the port is. Even when talking to companies like Toyota or Hyundai in Japan, they inquire about port connectivity.
From Future City to Amaravati, and from there to Bandar Port, we have planned an 8-lane express highway along with railway connectivity, creating industrial corridors on both sides. We have submitted proposals to the Centre for approval, which are expected soon. This is our plan to permanently reduce the port-related challenges.
The distance from Hyderabad to Vijayawada is 300 km, but with the Dedicated Greenfield Highway, it will be reduced to 220 km.
