Hyderabad Leads in Premium Home Sales

In the first half of 2025, premium home sales in Hyderabad homes priced above Rs 1 crore rose by 17% to reach 8,205 units. While overall residential sales declined, growth was recorded in the premium segment, according to the latest JLL report. Total residential sales across all segments fell by nearly 6% during the first six months of 2025. However, premium properties accounted for 49% of total sales, up from 40% in the same period last year. Homes priced between Rs 1 crore and Rs 3 crore played a key role, with demand rising 28% compared to the first half of 2024.

Industry experts attribute this growth to limited inventory, increasing wealth among tech professionals, and preference for larger homes with high-end amenities. Affluent buyers view these properties as safe investments during uncertain times. In terms of geography, the western suburban areas including Kokapet, Puppalaguda, Narsingi, and Kondapur dominated premium home sales, accounting for nearly 85% of total premium sales. Proximity to Hitech City and the Financial District, along with quality infrastructure, makes these locations highly desirable for wealthy buyers.

However, the report notes that in the coming years, northern suburban areas such as Kompally, Bachupally, Miyapur, and Kollur may emerge as strong competitors, driven by renewed infrastructure, planned social amenities, and demand for spacious gated community living.
