Resolve construction defects immediately

Telangana RERA has instructed Saket Engineers Private Limited to immediately address all construction defects in the project at their own expense. It has also clarified that the issues raised by the residents must be resolved. Specifically, the defects such as water leakage in the corridors, interruptions in the electricity supply, and issues with ceiling or waterproofing must be fixed within 60 days. Additionally, the authority has directed the display of all monthly income and expense statements related to the project management, details of increased interest, advance deposits, or corpus funds on the notice board for the benefit of the residents. The instructions were issued on April 11 by the authority panel, which included Dr. N. Satyanarayana (Chairperson), K. Srinivasarao, and Lakshmi Narayana Jannu (Members).

Saket Engineers Private Limited constructed a senior citizens’ home project named Saket Pranamam in Gowdawalli, near Kompally. However, the members of the Saket Pranam Senior Citizens Friends Association approached Telangana RERA, stating that the builder had failed to provide the basic facilities promised for the quality of life of the senior citizens. They pointed out that the builder had neglected to provide essential facilities like clean drinking water, reliable electricity infrastructure to avoid interruptions, gas pipeline connections, and lifts.

Furthermore, the residents highlighted the dangers posed by water leakage in the corridors and common areas, which were threatening their safety. Additionally, they complained that although they had established the association under the Telangana Societies Registration Act, the builder had formed a society under the Cooperative Societies Act, which was against the regulations.

Upon investigation, RERA directed the builder to address and resolve the construction defects within 60 days.

Telangana RERA stated that the association formed by the residents under the Telangana Societies Registration Act was not recognised, and that only the entity formed under the Telangana Cooperative Societies Act for project management and administration is legally valid. However, RERA clarified that the residents could continue their association for social, cultural, or welfare activities.
